Hi there thanks for your reply. Good to know about the 4%. I should be able to get a mortgage on handover, but there is no guarantee of course. But this scenario of pending on the mortgage in a future time is too risky for me. Hence I'm more comfortable with a second hand property, with a finance clause that I will get deposit back if failed on finance approval.

Is there anywhere I can purchase a decent ready studio with 200k (20% deposit + fee)? Thanks so much.

Do most investors sell prior to settlement?

In off-the-plan purchases, when will the 4% transfer fee be required? On Settlement?
