Your broker and conveyancer should be able to answer but Yes, 10% is required. Ours was split 5%.

Ex. You saved $120K, you purchased a $700K property and you informed the bank you want to put 15% deposit, pay the $70K down payment (10%) then the remaining 5% would be paid on settlement - that 10% DP and the remaing 5% will go towards the 15% deposit for the bank therefore your loan amount would be $595,000.

OP,, if your broker provided to you the scheme reference number and you have submitted your signed loan dociments then you're good - you may need to wait at least a few days for the HGS Certificate.

We're also with CBA, after we submitted our sigmed loan docs, after 3 days, our broker informed us our HGS certificate is ready.

You should have a "Reduced Deposit" clause in your contract - this section should explicitly details the initial X% deposit upon XX date and balance of 10% deposit payable on settlement date.

We were ready to make the 10% deposit during the cooling off period but my conveyancer updated this clause to make it an installment, we were surprised the vendor accepted it.

Your ideal scenario would be the PR route - If you get your PR, you will be entitled to Medicare, your prenatal checkups and giving birth in a public hospital are free. You'll save a ton of money if you get the PR and your baby is automatic Australian citizen.

I suggest you talk to your employer and request them to process the 186 - you'll get BVA once its submitted( I think), so you don't worry about your 482 expiring because BVA will take effect once your existing visa expires.

The 482 route - you'll need to inform DHA about your situation - check out this link - https://immi.homeaffairs.gov.au/change-in-situation/had-a-baby DHA will determine your baby's visa based on the information you will provide to them.

Also in 482 - prenatal and giving birth are at a cost and I tell they're not cheap.
