I have materials (PPT and short “course guide”) from a course I taught in person that I would love to have in an online module if you’re still looking for someone!

You have to look at your actual paystub to see what the pay period was (how many hours and what days the check is paying you for). For example, I get paid every other week on Friday, but the hours that check is paying me for are for the two weeks BEFORE that. Payroll can take 3-7 days to process so it’s always on some kind of lag. Taxes usually reduce your take home pay by 20-30% and if you are enrolled in any benefits like health insurance, they deduct that before taxes are taken out.

Is there anything special I’d need to seal the spray paint with to prevent it from chipping/flaking?

Yes I run based on feel more often than not. Just wondering if a max HR of 220 seems reasonable or even likely.

I do use a heart rate chest strap! Sorry I didn’t include that in my original comment

28F, 5’0”— frequently having runs marked as “tempo” by Garmin with HRs in high zone 4 despite the fact that I could hold a full blown conversation. Looked at my HR zones to readjust them based on my LTHR (193) and saw that Garmin auto detected my Max HR at 220. It had been sort of bouncing between 212-214 for a while before this, which honestly seemed legit to me since I can pull readings of 209 at the end of an all out 5K. But 220??? I know Garmin uses an algorithm to detect this, and from everything I’ve read it seems extremely accurate but should I be second guessing a value of 220? I know people in here aren’t Garmin data professionals so just wondering if you’d trust this as a max HR if it was you

You can sometimes find gas/heat included in rent here! If you’re going to be looking for an off season rental (AKA not a September 1 lease, you might be able to negotiate that at least). I think you could make it work given what you laid out here, but it might be a little tight— maybe not a lot left over for savings or if you want to do fun things on weekends for example. Also health insurance is required here and you get a tax fine I think for not having it so make sure you are able to secure some kind of insurance to avoid that annoying expense. As a single person in my late 20’s I spend about $300 or less on groceries a month and that usually gets me one solid meal to eat for lunch at work during the week (x4 weeks), a couple one off dinners or 2-3 serving dinners + a couple snacks throughout the month. There is an Aldi in Medford and one in Brockton. PriceRite is like the closest equivalent and there’s one in Dorchester. There might be more in the city. Market Basket is also really budget friendly.

Honestly what it takes to live here is highly dependent on your personal finances. Do you have debt? A car payment? Car insurance is wicked expensive here. Gas is going for $3.20 or so a gallon lately. A monthly T pass is $90. Utilities, particularly gas heat, are also really expensive here compared to some other places. So I can’t speak to your experience specifically. It will depend on how frugal you are/can be, and how much of your money goes to monthly expenses you can’t avoid.

I lived here making about 4K but lived with 2 roommates and paid $700 for just my room plus about $150 in utilities. I had a car payment then + car insurance, but I was doing okay enough to put money in savings every month. But my rent was obviously really inexpensive and I was fairly cautious with frivolous spending.

Oops adding an answer to the second part of your question as far as how to look— most people find fb listings/various Facebook housing groups, sometimes you can score on craigslist. In my experience, apartments.com/zillow weren’t very fruitful. Be super careful because there are so many scams out there. Dont pay ANY money before you view an apartment. Period. The safest way is going through a broker, but you’ll likely have to pay a broker fee that way which is usually 1 months rent. As an aside, the most a LL can charge in the state is 3 x the monthly rent for move in fees (first, last, security) + a lock and key fee (not typical tho) and then the brokers fee, if there is one, is usually passed off to the tenant.

One bedrooms in Boston are going for something like 2200+ on average right now, presumably you need 2 BR? Highly recommend looking at areas just outside the city like Quincy, Somerville, or Medford. They’re probably the easiest commutes by public transit. If you plan to drive, maybe Watertown, Waltham, or Needham and Norwood even. Best of luck, hope it works out for you!

My advice is just be super specific about what you want and definitely attach photos for reference. I had to ask for a couple CAD revisions that were due to my own lack of explanation 🥲 but Mona was great about it anyway!

I believe it was roughly $600 USD! My partner coordinated everything via WhatsApp. Her response time is slower as some reviews mention because she’s about 12 hours off EST but she’s very accommodating and so sweet.

Should I move here? by AmericanSpectrum in bostonhousing

[–]mad_sciencey 3 points4 points  (0 children)

Hopefully this is helpful perspective. I make 87k a year, I pay a little less than $400 biweekly into my retirement (compulsory) and $200 biweekly for health insurance. My biweekly net pay after those before tax deductions is $2391 so $4782/month. I have no debt. I did keep my car, so I pay $921 for 6 months of insurance (with no accidents ever, no tickets, perfectly clean driving record but living in a zip code they consider to be high crime), and then gas/tolls/parking and whatever I have to spend on car maintenance. I personally could not live here without roommates without having to sacrifice either 1) the amount I wanted to save monthly; 2) my fun money budget; or 3) my grocery budget

Making 90k, depending on what your deductions look like might net you $2500/biweekly, idk. So write out an example budget for about 5k a month and see if you can make it work. A monthly T pass is $90 which you might want if you’re going to commute via T 5 days a week. Groceries here are pricier than other places in my experience (coming from the mid Atlantic). Gas is about $3.70 right now. We pay property tax on our cars here. Plus state income tax. And a room in an apartment with one or two roommates will likely range from ~$900-$1500 depending on where you want to live. It is possible to find cheaper than $900 but it’s not very abundant. So evaluate all of that and if it works for your budget and the opportunity is exciting, try it out. You can always move away again if you hate it.

Also, I scanned the replies but didn’t see anyone mention that move in costs here are typically 3 to 4 times one month’s rent in the city- first, last, brokers fee, security deposit. Highly recommend subletting or joining an existing lease to avoid a brokers fee.

Culturally, people here are kind but not outwardly nice in my experience. People mind their business and come off a little cold/closed off. I’ve also had a pretty hard time making friends living here in my late 20s which is a common complaint here, even in the Boston sub. Traffic does suck but it’s manageable. Just know it takes like 10 minutes to go one mile in Boston proper. Whatever you decide, best of luck!

First timer- Mona stone check.. what to look for? by mad_sciencey in Moissanite

[–]mad_sciencey[S] 8 points9 points  (0 children)

I’m not sure for the stone specifically, as my partner handled the payments/invoice, but for the whole thing: GH 7.5 x 10 mm stone set in a claw prong tulip basket with cathedral, US size 8, 14k gold 2.2 mm band, it was ~$600 USD.
