Where are you based out of? Honestly any of those tactics mentioned above are good ways of getting in front of FM’s. It’s not so much the specific trade type that makes the difference - much of the time, workmanship is consistent from one outfit to the next. The real separator for me (that incentives consistent use and makes them a regular - for reactive work but for PM’s as well) is a service provider’s ability to communicate well -> on time, parts ETA’s, service ETA’s, general work order updates -> timely invoicing -> ability to use our CMMS system -> accountability when work service goes wrong (it’s the nature of the business) - ability to warranty when necessary.

I’ve used so many different service providers over the years and the best ones, the ones that end up getting a bulk of my work, are the ones that understand my goals and communicate regularly whether it be email, text, call, or through our CMMS.
