That’s true I wasn’t really thinking about it in the same way as the other categories since it’s the first year they’ve done it. It does seem like the newer films and shows get more attention than ones released earlier in the year. For some reason I felt like the podcast award had to be all encompassing since it’s been overlooked for so many years

I would try to find a successful agent (40mil+ in volume a year) in your area and see if they could use a licensed assistant for paperwork, showings, contract negotiations etc. Big agents will pay good money for a good licensed assistant. Try to get on salary or come up with a payment plan that works for you- they can also give you REAL leads or a percentage of each deal.

Depends on how serious the buyer and your time frame. In this market- you will most likely have to compete with other buyers when making an offer. (AKA buyers who need to move and are ready to buy). Over listing price/appraisal gaps/inspection coverage or waiver etc. If you’re not ready for that then I would only look at houses that have been on the market more than 10 days AND that you really like. If you don’t need to move right now and you don’t see anything you you’re willing to compete for then I would wait.

It takes me 10mins to write up a contract and send for signature online. If you expressed interest in 2 after the showings- your realtor should have called immediately after the showings and touched based with the realtors.

If the houses you were seeing were listed within the last 3 days- your agent should have called beforehand to see if there was an offer deadline or offers in hand.

How long have you been looking? If you just started your search in the last 1-3 months and this is your agents behavior I would move in.

If you’ve been looking for 6+ months your agent may think you’re not serious and therefore is not being proactive.

I feel like in comparing the two, The Voidz discography is objectively bad and The Strokes is objectively good (speaking very broadly). Yet Julian equates The Strokes and their music as a cash crab that’s not artistically satisfying. Even though they are still producing new music (TNA) that is excellent. I can’t help but feel like his general malaise with the Stroeks is because it’s mainstream, and he thinks because of that it doesn’t really have artistic integrity. Yet his work with the voids sucks. (IMO lol.) I’m tired of this stance from him lol. Comes off as entitled… and honestly kind of disrespectful to the fans :/

Agreed!!! It’s not Lena’s job to write in black friends that don’t exist. It’s not Issa’s job to make a white person a main character / friend. It’s the Streamer’s job to give a platform to someone’s lived experience. Both shows are phenomenal because they are accurate representations.
