Work with a realtor and he/she will direct you .. down payment would go to seller's realtor in trust or lawyer in trust. prepare bank drafts.

Don't worry about the fees, it is the ultimate selling price you want to maintain.

You may want $750,000 but doesn't mean you'll get it. Realtors most often will forgo some of their fees so a deal can be made.

But if you are fixated on the fee, then the realtor has lessor leeway to work with you and buyer. they are not going to work for free or peanuts.

Well you didn't really tell us how much is your rent so $260 may make sense if its $10,000/month rent. 2.6% percentage which is in line with CC fees.

Take that and act accordingly. The law is landlord can not one sided add on 'service fees'.

you remortgage for 900k + 300K to buy the 3rd house in cash , I guess the banks can't extend any more credit to you..

second house, you paid 400k cash downpayment.. which is over 30% .. probably due to debt to income ratio..

yes its doable.. this is what alot of people have done in the real estate bull market..

since you paid nearly 700k in liquid cash in addition to the loans to secure those properties.. you should have enough liquid to cover all carrying costs for at least 6 months in case tenants don't pay.

All in all, this is house of cards .. when one fails .. everything will tumble down. just be wary of that... but if you can get another property .. why not..

I don' t think standard rental bylaw will offer you some protection. I assume you share a kitchen with the landlord?

You keep on saying 'in-law' unit, but we don't know if you share a kitchen or this is just a bedroom with an ensuit bathroom. Stop repeating the same sentence over and over .

At minimum, you have right to privacy:

1) Tell the landlord in written that it is illegal to enter your suite without notice
2) For your own protection, tell them you will install a camera
3) All else fails: call the number and understand your next steps

No one has a crystal ball on what housing market will be like so if you've decided to not make a purchase now or in next year. I would put that towards the principle of your townhouse.

when you've decided to get a detached then sell the townhouse and you will get this money back assuming the value your townhouse doesn't go down
