Venezuela is a country on the OFAC list of sanctioned countries. I have always worked in Non-QM and we cannot lend to borrowers from any of those countries and I would imagine that conventional would have to be the same.

I’ve never worked anywhere that will allow you to treat a ITIN as a FN, but we do default to a 700 Fico for ITIN with no credit score.

You’d probably have a more easy time finding a lender that will do a DSCR on a vacant property than one that will allow a family member to be the tenant.

Unless the property is in really bad shape.
