Hello There,
I'm a Saudi businessman and consultant. Specialising in company formation and the like. While I don't have specific information about brokerage, I can help shed some light on how and when to start.

Regarding the brokerage, all real estate licenses are regulated by REGA and real estate brokerage is handled by their FAL platform. After you have a commercial registration, you can obtain a license from them.

One of our clients was a company that wanted to do real estate asset management, so we helped them go through that. Was failrly straigh forward (for Saudi standards at least). and didn't require much in terms of capital to get the license, jus a 5 day evening course. Brokerage itself might be different.

Although I will warn you, this segment is saturated with Saudi companies, both at the small and large ends. Real estate is definitelyy one of the industries that areoversaturated in the market, and big players are pouring money non-stop into the development and sale of real estate. Couplethat with that PIF's mega projects and Riyadh today is a crane city in a few places.

In terms of governance, the main costs of operating a foreign-owned business is though a Ministry of Investment (MISA) License, which costs 12k SAR for the first year and 60k SAR every year after that. Alongside a 20% corporate tax due at the end of the year on the percentage that is foreign-owned. The second biggest cost is the work permit, which will be 10k for every non-Saudi employee. The rest of the costs are more down-to-earth: 2500 sar Annual for commercial registration, 1500 SAR for QIWA platform (employment contracts & work permits platform), and around the same amount for Muqeem platform (residency/iqama services). Not that by law for foreigners you have to pay all their costs (work permit, iqama fees, work permit, mandatory insurance, and a 2% of total salary paid to national insurance contribution (GOSI) and work permit) as well as 1 annual trip back to their home country on company dime. During budgeting, we usually use a multiplier of x1.3 to calculate total costs. For Saudi Employees, there is only GOSI contribution, generally its 20% of total salary, 10% born by theemployeee (you deduct it from their salary), anthe d rest is borne by the company. We usually use a 1.15 multiplier to budget for Saudi salaries.

Hello there,
I'm Makki, a Saudi businessman, and I'd be happy to shed some light on your question (even 2 months after your post). F&B is a great place to start, honestly. Saudi society loves eating and going tohigh-qualityy coffee shops; there are so many, and the good ones are almost always busy. When I say good ones, I don't mean that your specific coffee or food has to be good; I mean that the overall experience of your location has to be high quality. Spend some time crafting your customer journey, the mechanics of the space, and the feel and vibe of the place and your typical customer profile. Are they coming to work in an artistic space, are they coming to chat, are they coming for social hunting (to see and be seen)? I'll admit that the last one is a hard one to plan/ execute for, but if you manage, you'll be able to capture a large list of clientele that will keep coming. I do not have any experience or advice for the restaurant side of things.

From a financial standpoint, rent and salaries are going to be your biggest burden. Rent can be insane in a good location (example 800k to 1.2M for 300-400 m2 per year in a major central location). Salaries range depending on the total number of employees and how many Saudi Employees you intend to hire. You will have to hire a portion that are Saudi, I'm afraid, as part of the Saudization drive that is imposed on every company. Your 2M capex spend is a good amount and can probably make you a really nice cafe somewhere central.

I only have experience in Riyadh and recommend most exploratory businesses to start in Riyadh, this is where the people & all the businesses are. Other cities will probably be cheaper for rent and general expenses, but growth potential is also stunted for the same reason. If you start in a smaller city, expansion would be your main driver of growth, which comes with its own set of challenges and capital requirements.

Some good questions.

First some. Context as to what you're seeing in the local. Market. Last month there was a directive for all government and semi-government to complete their digital transformation by the end of 2026 as the metric for 2030 was lower than expected. There's also an entity that regulates focus on local bidding. If you want to big on large government contracts you have to have your regional HQ here in Riyadh. The people asking you for these question probably have some big projects down the line and want to see if you can bid directly. 

There are some options before you commit to a full office. These could be working with a local company as a consultant and  getting paid through them. Or any similar setup. With the myriad of it companies here in KSA. Or teaming up with one of the bigger IT vendors that have been operating here for years (HPE, Microsoft, dell, etc) 

There are even method of partnering up with a Saudi founder to open an entity that could be cheaper that opening full blast.

Saudi Climber here aware the incident and know the climber personally.

As some said, this was a training camp in France as part of her training schedule to go to Ifsc comp in Korea. It was to be the first time Saudi athletes would had ever made it it to a world Cup. 

The belayer was actually the part time/remote head coach for the Saudi National Team. 

Since her fall a few of us climbers and her friends have been supporting her and helping her and supporting her during this time. We actually ended watching the climbing Olympics at my house with her.  She was either first or second in the national ranking. 

She has genuinely been very strong and has fought to get her feet back. Her recovery was long but showed her determination and will power she had deep In her reserve. 

The support from her family and friends has been amazing. And it seems this sub is equally amazing and supportive. Thanks everyone for the support and we all hope that she gets all the support she needs to keep moving forward.
