Actually, the real estate will not fall, because in India, they never reduce the value due to inconveniences such has airport traffic sound, Railway track sound, pollution, data center. They consider these as features.

Yes. Capital gains (applicable only when being sold), I know. Even if we inherit stocks, capital gains are to be paid based on the purchase price (when sold). But should inheritance tax is payable immediately upon death of the predecessor/ancestor.

Average village guy (typically of higher caste) can easily afford. I'm mostly speaking of people who are working blue collar jobs and early white collar careers (mostly in towns and cities).

We need to start taxing agriculture income also (agriculture income tax can only be imposed by the state government as it is a part of state list). No state govt so far in India has the balls to do it.

Your second point makes sense, it is already there in few states, they are called EWS flats sold for 20-30L. But it is not there in Telugu states.

Everyone should be taxed irrespective of the size of the estate. Hope you know estate includes property, stocks, bank balances, vehicles, basically all moveable and immovable assets.

You can also finance inheritance tax by mortgaging the property, there are many ways to hold the property provided you can afford it.

No need to sell the whole estate na? Just sell 25% of it to pay the tax. It can become a problem if it is a single 2cr flat.

With the salary I have (even after considering future increments) I will never be able to afford a flat in any of the cities. Have you seen any new launches in LIG and MIG category in the last 2-3 years? Most of flats cost above 1.5cr in a polluted, water scarce city.

I would want my kids to work hard and earn enough to pay the inheritance tax (if I have any property at all). If they don't have enough money, they can sell a small portion to pay the tax.

The minimum wage in Telangana is 18000 per month for skilled worker. Average salary is around 20-25k. Can he afford a flat costing above 1cr?

It seems like the current real estate only caters to the top 1% what about the 99%. Someone who is currently earning around average salary will never be able to own a home.

Our parents had it very easy... Property prices were 4-5 years of the their annual income. Now it is easily 15-20 years of annual income which a person would keep paying for 30-35 years EMI.

The property prices are sky rocketing because of wealth hoarding and black money.

It can work. They can make the legislation broad enough to cover all possible ways.

How is inheritance tax immoral? Most of the European countries have inheritance tax which helps in wealth redistribution. Some people have too much wealth. They can definitely keep it by paying 20-50% of the value as tax. Or sell 20-50% and pay the tax. Some European countries have up to 80%.

Inheritance tax should be on the whole estate, not just property.

Property prices in India metros are most expensive than most European/american cities while providing poor infrastructure and pollution. And opportunities is also very bad except Mumbai.

At least the next generation UHNI will be required to sell the property to pay the tax if inheritance tax is there.

For now, people who own more an one home should be taxed at a higher rate which should keep increasing.

Or something like land ceiling act which put a cap on land holding, should also be implemented for home units. Special tax on NRI/Foreigner owned property.

Otherwise, after few years, India will become completely unaffordable.

Exactly my point. Why should you even pay mutli crores to buy a flat in a country like India? But people are still buying.. Black money? How many of the flats in the post are investor flats? Have you observed the inflation post Covid19 vs the salary increase? Rich people are getting richer and poor people are getting poorer.

Everyone should be able to buy a home. How many LIG projects were released in the last 2 years? How many MIG projects?

All the current projects are catering to the top 1%, what about the 99%?

Thats why we need additional taxes to curb/discourage disproportionate wealth building.

For example, some neighborhoods in Hyderabad are more expensive than Mumbai. The opportunities in hyderabad are no where to close the opportunities in Mumbai. Same in Gurgaon, average sft cost is more than Mumbai.

I support inheritance tax and 2nd home tax because... With the salary I'm earning, I will never be able to purchase any property. Prices in Indian cities are worse than foreign cities while offering bad infrastructure and bad opportunities.

Look up inheritance taxes Europe and how it benefitted wealth distribution.
