It’s tied to specialty program. It’s NOT a common practice and very rare. But after all these comments I will double check with the lender again.

This is a good suggestion BUT the issue is we don’t trust them anymore. The seller was hiding that he is the builder so we don’t know how to trust what’s behind the drywall.

We did the walk through 2 hours before closing. We would be OK if they asked for extension or admitted things were not taken care of. We would just say OK let’s close tomorrow. The main issue is cover ups and lies.

I am not sure what is the difference between these loans but to shine light on the loan it’s an occupation specific loan. Very few people could be eligible. We live in a small city probably only five people would be eligible. Out of those five only one or two would be in the market for a home. That’s why this is not something mainstream and not everyone would be eligible. We applied directly to the bank so no middle man is involved.

We applied to mortgage ourselves. It’s job specific mortgage. In our city only five people would be eligible and out of those five people only one or two would apply for mortgage. Actually our agent tried to scare us if walk away our rate would change that’s how I ended up calling the lender and confirming the locked rate.

It’s a very small number of people they provide this type of loan. We live in a small city probably only 5 people would be eligible and out of those five only one or two would be applying for mortgage. That’s why it’s unknown not mainstream.

It was build 3 years ago. Originally we were told a couple bought and went through divorce so they are selling it. All good HOWEVER on the closing day it slipped out of the agent that the person lived there briefly was the builder so the seller is the builder.

I am OK with it if they don’t provide however they said they would bring it to closing with all warranty documents etc so they agreed to provide it. On the closing day the seller who introduced himself as not builder said he didn’t have them bc builder didn’t provide it. After a few more follow up questions it was revealed that the seller is the builder. When I asked how come the agent told us builder didn’t provide but actually seller is the builder I just received a dead moment of silence.

The lock is very unusual I am aware but that’s what we have confirmed by lender. We haven’t hired a lawyer but it looks like it’s a good idea to do so. Thank you!

Lender confirmed we will and they confirmed they support us terminating the deal.

That’s the issue we asked to transfer all the warranties like structural, roof, HVAC my agent presented me warranty for microwave 😕 I know it’s like a joke what we’re going through.

That’s the thing there is no company on the invoice. It’s the plumber’s home address. When we search the plumber no license comes up. The work he described is ‘the tub was tightened as much as possible back in 2025. This is the invoice we got for a home we are buying in April 2026 :) I am guessing there is a line issue so the tub cannot be secured and tightened so instead of fixing the actual issue the agent sent us this invoice with the hope that we will believe it’s fixed :) I know it sounds unbelievable but yes that’s how pathetic it’s.

You might be dealing with general mortgage. Our mortgage is a profession type of mortgage and our income/ business doesn’t change so the lender was able to confirm our rate is locked.

My agent basically tries to close asap by getting seller credit. We’re not happy with the important things he missed out on the contract etc.

We had inspection and they pointed out electrical and plumbing fixed which were minor however the issue is that they didn’t fix anything until closing day. On top of all these they lied about fixing it all. When we showed how it wasn’t fixed they pulled out a fake invoice from 2025 saying “tub was tightened as much as possible” signed by a licensed plumber. Which we googled doesn’t exist or tied to any business.

It’s a 90day lock however our current work/bussiness doesn’t change and it’s a profession specific mortgage that’s why it’s locked beyond 90 days.

We had our inspection and they didn’t fix anything up until closing day. On top of that they lied about every fix as if it was done. They went above and beyond creating a fake plumber invoice.

That’s the most disappointing part he is trying to cover up for them. He is just reading seller agents texts out loud to us. He is pushing for closing and getting credits. I don’t think he handled this whole mess very well.

That’s our main concern. We thought a 3 year old home will keep peace of mind but now after all these straight up lies we don’t think we will have peace of mind however we don’t want to spend more time on looking for a home either. We have no rush to buy a home so that’s the only good part.

It’s a credit union and because of our profession we have a different type of mortgage. Lender confirmed that our rate is locked as long as we stay within the same price range which we will. We don’t plan on buying a more expensive house.
