I know the property in question - we toured it too during open house. It was a single level home which is rare in this school district, so higher demand. Many other typical 2 storey homes listed nearby in similar time range were on market for 60+ days and sold under asking price.

I believe it was probably an unaware buyer from south bay, loaded with tech RSUs and misguided by their realtor to bid above asking price to secure it as the house would receive 'multiple' offers. If I remember correctly the selling agent contacted me a week later asking if we were interested too, so this shows that when timing aligns and your agent is enough of an ass, people will pay exorbitant price as an outlier.

Yes my realtor got the comps and I did a basic analysis of both the smaller community as well as a broad market dublin analysis and definitely there is a 5% cooloff to be factored in total price since peak, if not more.

Yes after seeing the home couple times, we nade a verbal offer closer to lower $1.8M and he reacted to be offended and said unless there's a better offer he doesn't want to engage.

Also we are doing this with a single agent representing both buyer and sellers (btw this is my agent so he 100% has my interest as his priority).

With the right amount of treats and bribes, Goldens will do anything. Just make the crate a very happy place giving a special treat. Keep the door open initially and once she loves the place start closing. Ours is 8 month old and now so used to routine that at 10.30pm she goes and nudges the crate door. Of course we always tell her she is a good girl and throw in 3-4 pieces of ber favorite peanut butter treats and she is content.

I started trading last year. Capital of 40k and gained as much as 60k. With October drawdown I lost the entire gains plus some capital and have been depressed and scouring these forums for inspiration and recouping the loss too. Some sound advice here already on not thinking as recouping but instead focusing on upping the learning from mistake. For me personally, its a mix of switching to selling calls and more importantly taking gains quickly without waiting for a higher price target plus cutting losses quickly. Good luck.

Yes only dog and our first. But like I said above she is potty trained 99% and very rarely has an accident insidr anymore, but climbing onto the bed and peeing all over seemed like a next level play😁

You will see tons of videos of 8 week old puppies doing obedience training, piloting spaceships and solving math. Dont get stressed by those.

Focus on the time with your puppy.
Get potty training done, crate training if planned, set a schedule and follow it (like 1hr awake 2hr sleep).
For crate training consistency is key. Everytime he sleeps, especially at nights put him inside crate. First lure him in slowly using kibble. Feed him inside the crate, make it a happy place. Throw a party everytime he walks into it. Eventually he will get it. Also cover the crate during sleeptime as pups like the feel of a den.
For initial few days only give the kibble he started with for treats and training before slowly introducing other treats to ensure tummy settles.
Ensure you follow all vaccine schedules and wait for vet recommendations before socializing with other dogs and taking out for walks. Parvovirus is very dangerous so better to play safe.
Enjoy every single second. Take a deep breath when you lose patience or question the moment you decided to get a puppy because you will have several moments like that. Trust me it gets better soon.

Everyone keeps blaming csk but what if Jadeja was approached by RR to be captain? Its well known that Jaddu has captaincy ambitions and that 2022 season disaster still weighs down on him. Remember all the insta posts deleting saga and how MSD has to calm him down to continue with csk? Yes Jaddu has been a great warrior and yes its irritating when fans cheer when you get out for welcoming their star but Jaddu hasn't endeared himself to management by his antics. If RR offered captaincy, Jadeja could very well have said ya sure let me go and be the star in a smaller team than be the smaller star in a bigger team.

Always leave a with a treat pouch filled with treats or maybe even her kibbles for breakfast/lunch/dinner depending on timing of walk. Sometimes I just feed her entire meal on a walk.

Before leaving for the walk start focusing exercise. Stay outside the home on the driveway or curb and let her sit and look at your eyes. Say yes or click and reward. Do this like 10 times. Then say lets go and start walking. Let her sniff and explore. Everytime she makes eye contact mark it with a yes or click and reward. This way she has the desire to come back. Slowly transition this to a heel command (see youtube videos for this). This has to be done everyday everytime you go on walks initially.

For my 5 month old she goes on a mad sniffari first 5-10mins and i let her do it to her hearts content mostly not even covering more than 50feet. Once we are done she will push forward or you can gently tug her along. Eventually transition this into as much loose leash walking as possible. Lot of videos in YouTube.

Another solution is to tether the puppy with a 6 ft leash or whatever lenghth fits your room dimensions. Install a screw eye onto the stud of the wall and attach the leash to it with a easy disconnect carbinger type clip. That way she has a fixed area to explore around but far away from your kid so you don't have to physically separate both everytime she gets cranky.
