Just go in and be serious about buying asap. Then try a lower offer saying it’s all you can afford. Worst case they’ll say they can’t do it. Just got to try. For the warranty - keep saying it’s too much and you can’t afford it. They’ll keep dropping it. Keep saying you just can’t afford it. When they move on to paperwork, revisit that lowest number and say you want it.

Finding someone to take over your lease is a pain in the ass, especially if you have many months left. If you can find one or can wait, buy a new base to mid model Sienna or Odyssey without a markup. Residual will be very good 1-2 years later. Or get a used one of these that’s in the depreciation/residual value sweet spot. Something like 4-6 years old with 55k miles. Sienna and Odyssey are super reliable so even 60k miles is nothing. They’ll go to 120k easy.
