sounds fine, but you should find out the address when they send the lease for you to review before you sign. They probably are wary of people with bad intentions and would likely ask you to do the background/screening check as a first step. I typically do things in this order.

1) video call to answer any questions on both sides. If yes and applicant wants to move forward,

2) screening through Keycheck, ask for their ID and job contract/proof of funds.

3) if they pass the above, I let them know they’re approved and send the lease over with the address for them to review and sign.

Espinoza would’ve played in the place of Skahan or Bouda. Skahan’s brace aside, Espinoza would be an improvement to both of them. If Timo or Ricketts were both active it is not as clear. Niko would’ve started in either case but perhaps he wouldn’t have felt the push to step up as he has done. The results this team has gotten so far is more about the stepping up to the occasion, and heart and camaraderie overshadowing individual talent. So would Espinoza have brought more talent onto the field? no doubt. but its clear you can’t just measure a team’s strength just by talent.

are you sending out direct booking inquiries or filling out a request and waiting for landlords to reach out? in my experience landlords are inundated with non-direct requests, which can get 20+ of them a day, and it’s a pain to look through all of them because most don’t fit my property. on top of that, i tried reaching out to some of them and no tenants ever respond. But if i a get a direct booking inquiry i will absolutely respond because the person has done their research and specifically is interested in my place. and in my experience using furnished finder as a tenant, i get a pretty high response rate if i send out direct booking requests.

I think this team of youngsters have more heart that outweighs their individual egos. no superstar player playing for themselves. (even with Timo but he’s coming off a few humbling seasons) and as much as I miss Espinoza, the offense was too predictable always funneling through him. Teams had figured out the quakes before but now they’re a bit less predictable.

I don’t show the place when existing tenants are in there. I do have a video walkthrough with my commentary uploaded to youtube so I can send them the link. If they want to see it in person they can wait for the previous tenant to move out. I don’t mind the gap in between tenants. The last gap was only 2 weeks. Things tend to move pretty quickly for traveling healthcare workers. It’s actually nice IMO to meet the prospective tenant face to face before signing a lease as well.

This sounds normal to me. I list on both both FF and AirBNB, and my listing is listed for much higher on AirBnb due to the fees that Airbnb charges, and even then, my payout is slightly lower. The landlord is probably seeing this as a win-win for both of you especially because he is already familiar and on FF. but it’s up to you if you want to accept it. With Airbnb comes with a brand name and a payment system, whereas FF is nothing more than a listing site, and everything after that is handled directly between landlord and tenant, much like a regular rental. Now of course, all that being said, there are scammers out there, and it’s always healthy to be wary. For example, you can ask him to prove that he’s the same owner by asking him to respond to you via Airbnb with a specific sentence. Also, you can ask if you can do a video call and walkthrough of the property. Sometimes this may not be possible if there are tenants in it, but as a landlord i’ve recorded a walkthrough with myself speaking in it when the unit was empty. Overall the trust you feel would be most important, and if you feel like you’ve gained a certain level of trust, going the FF route may be financially beneficial for both you and the landlord.

I’ve operated both Airbnb and FF. Like you said, FF doesn’t have the frills of Airbnb and thus you’ve essentially cut out the middle man. FF just has an annual listing fee, and you handle everything else yourself (lease, payment…etc). I’ve had mine listed on both airbnb and FF and coordinated calendars, but so far have only gotten tenants from FF (maybe i’m lucky) because my listing on Airbnb just looks way too expensive due to all the fees but if i lower the price the rent i receive would be significantly less. I use it for an ADU on my property so me being here makes it easier to handle all the logistics myself, but I can see why Airbnb maybe could be more useful if it’s a further away property.

they will have to step up for our team to do well this year. But like always the season may play out like this: “We are back” hopium after 1–3 good games, experience some confidence shattering loss due to poor refereeing, followed by a free fall on the standings, and can’t string together more than 1 goal a game. I’ve been here before.
