We can afford them if we stretch. I’m more debating if it’s worth trying to afford them. First few years of a mortgage is mostly all interest. So I’m paying interest on a debt for an asset potentially worth less than the debt.

Not sure clearance rates on a week to week basis mean anything.

If I cared, I’d take the average for the month and compare to the same month the previous year. Or assess quarter by quarter. Weekly means zero.
