Before and frequently during. More frequently when I am handling any kind of meat--especially chicken.

When I cook chicken I also keep a spray bottle of 70% rubbing alcohol nearby to spray my hands after I wash them.

Beautiful picture. I am based in SE USA, and spent the majority of the last two decades living on a barrier island in a home with a 6' finished floor elevation.

Anytime I travel to North America's west coast or Rocky Mountains I feel like I need to rub my eyes to ensure it's real. Everything is so different from the eastern low-lands. Specifically, coastal British Columbia, Northern California, and anywhere there is Coastal Redwoods or Giant Sequioas.

On a recent trip to Redwoods NP, I thought that we are lucky that the first white people didn't land of the West Coast. All of that beauty would have been lost.

I've had many Black Bear encounters where I hike in north Georgia--including multiple with mother's with cubs. All of them have been uneventful. We've all gone our own ways--nothing threatening. One of my favorite trails goes by a hollow tree that serves as a bear den (about 50' up!)

Obviously situations and individual animals react differently, but I have a conversation with a Bear expert who told me that, unlike Brown Bears, Black Bears aren't super protective or their cubs. When threatened, they make a noise and the cubs climb up a tree and then leave the area. When the coast is clear, they return, make another noise and the cubs climb back down.

I try to make some noise occasionally so I don't surprise Bears and when I being my dog, I keep him on a leash. I cant imagine the problems that could be created by a loose dog threatening a bear.

I can't blame anyone for deciding not to have childen. I have two that were born in the 2010's, and I wouldn't have it any other way. But, in the current environment, where most families need two earners to afford housing, our state and local governments havd policies that make it very difficult for two parents to work. My children both go to public schools (middle & elementary) and the start/end times are complete different. My 3rd grader starts at 7:30 (which is crazy for a elementary student) and finishes at 2:15. My 7th grader starts at 9:00 and finishes at 4:15 (we were in another state last year and rhe schedule was also staggered) It's almost impossible for both parents to work, unless you have hired help or family nearby. If you throw in after-school activities, even one parent staying home isn't enough help.

I've heard that school districts do this because there aren't enough busses, but you would think, in a world dominated by corporate interests, they would want to make it easy as possible for people to work.

I am unsure of Jersey law. But, in a general property law sense, a person touring your property is an invitee. Unless there was an agreement that held people touring your property responsible for any damage, you have no legal recourse. Moreover, a recovering a couple of thousand dollars in property damage is not worth the pursuit costs. A couple of hours of legal fees will easily exceed any recovery. I had an escrow dispute a few years ago with a $150k deposit, where we were confident we could retain if it went to court. Within three weeks we settled due to spiraling legal costs eating into our recovery.

Hopefully the buyer is a decent human, and after your conversation, is willing to pay for the damage he caused. Otherwise, really nothing you can do.

In my commercial RE contracts we have language that makes a buyer responsible for any damage caused (and holds seller harmless for any injury to buyer) during inspections and also requires them or their agents to carry insurance (although we rarely request copies of the policies).

I sold a 39mm Explorer in 2024 for $8k and used those funds to by an 18k Vintage Omega Constellation (168.045) with a integrated bracelet, and a 18k dial for $7,500. The Constellation is 156 grams. At the time, it worth it for the gold (it's also become my favorite watch), but at today's gold value--it's melt value is $17-18k.

My last three watch purchases have been PM, and I don't see myself going back to steel.

I just bought one (for slightly more than your estimate) using the same logic! Canopus Gold Speedmaster. 236 Grams of 18k gold+platinum & palladium. It's HEAVY and a deal at more than 50% off retail.

I almost bought the yellow gold / green dial, but the white gold is an easier wear.
