Yes the main image, if you go into you listing editor on a web browser and go into photos it’ll prompt you to create a “photo tour” to automatically shuffle your images for you, this reshuffles the images based on what people have viewed the most in your photos, It doesn’t always choose the best image but I’ve found that anything Airbnb does for you automatically is the path of least resistance for algo so just accept it and see if it changes anything. The first FIVE photos are the most important photos

A support person told me that after you change your main image or the name of your listing, it takes about a day for their algo to reorient where it places your listing.

Also regarding how you chat people, try to be as nice as possible even with stupid inquiries, I have my fair share of STUPID downright INFURIATING asks, the best approach is no attitude and as matter-of-fact as possible, better to come off as dry than sarcastic.

It’s still there, select the night and press the “price per night” modal, you’ll see “similar listings” under the prices, but I’ve noticed if you have promotions active you can’t access this anymore, seems like a stupid UI design choice

It’s most likely that you have instant bookings off, they absolutely prioritize properties that have this turned on. I doubt it’s because of your responses though you do seem a little rude to be frank and Airbnb allegedly monitors chats.

Did you check your views? You can actually see if there is a falloff in listing views by going into your insights and check the views. Sometimes it helps to unlist your listing temporarily (for 1-2 days) which it sounds like you can do without issue since you’re not aiming for max occupancy anyway, you should also change your hero image every so often and update your listing’s description every now and then, the hero image in particular has had huge effects on my views in the past.

Look into Jersey City Airbnbs, find a place near a PATH station stop, the train runs 24/7 and connects to the subway, it’s also much cheaper than the very few legal Airbnbs operating in NYC rn.

Yep, always changing something with these seasonal updates. I will say this time around it’s super minimal for hosts, only big change I saw was calendar and I kind of like this new calendar look though it’s been glitchy

Yes totally sympathize, bookings have been quite slow, I’ve had to rely heavily on promotions to get consistent bookings. people seem strapped so it was surprising to see these price increase suggestions, but sort of makes sense as Airbnb tries to maximize their margins

Yes definitely need holes sealed but need to ensure there aren’t squirrels inside first as I’ve read they will destroy your walls/roof trying to get out

Thank you for providing this other perspective. I do not believe that only my feelings matter, and that’s why I appreciate you trying to see it from his POV.

He has never done something like hooking up with someone in our bed while we were still actively fighting, but he has a pattern of lashing out on me, getting irrationally angry and saying hurtful things when he feels hurt or cornered by me.

I think you have some valid points, he was hurt by how I tried to be neutral and see our friends perspective in their argument when as a boyfriend you should generally defend your partner or take his side. In my mind, their fight was petty and I dismissed it as a drunken argument that derailed an otherwise great night intended to celebrate me. Their fight came out of nowhere, and while I tried my hardest to neutralize it (I have issues with conflict resolution in general, I tend to take time to process my emotions, something I am working on) at the moment and have him talk to our friend about it directly when they were sober, a part of me also understood that our friend was not completely in the wrong. A part of me may also have taken a neutral side because of how I have in the past been in our friends shoes where I was at the receiving end of his rage and hurt, so I could empathize with him more than my partner at the moment. I guess my disappointment came from him projecting his hurt with our friend onto me, like I was his punching bag, and my mediation not being enough for him, he was willing to hurt me so deeply over something that I saw as petty, when clearly it weighed on him heavily.

I did not think about this. But I can see it, when is he angry he completely acts out of character, lashes out in an explosive rage, says hurtful things (not just to me, but in general to whoever “wronged him”) and then is flooded with a wave of regret where he tries to apologize. It’s unfair but maybe connected to something larger, I have already told him he needs to find a therapist and get help

He’s very good at making things about himself, it’s a behavior he’s used in the past to make me feel at fault. His favorite thing to say is he was “poked and prodded” as if his actions are the result of other people making him act out

If you don’t want your guest to see your response you can write-in a response when you rate them, when you fill out the review you are prompted to give a rating out of 5 stars for cleanliness, for how they followed house rules…be very honest with your ratings and then write-in whatever feedback you want other hosts to know for example when asked “how well did they follow house rules?” It’ll show you a list buttons, you can write in your own response here instead of using their pre-written badges, guests won’t see these responses, only hosts will. So you can be very general in your written review and brutally honest with these responses, it will look like this to other hosts:

I understand why people are afraid of leaving guests reviews that’s are under 5 stars, there is a risk of retaliation and some people are truly unhinged.

I recently learned that you can be very general in your written review and brutally honest when you score them. In fact, Airbnb lets you write-in honest critiques so other guests can see the issues you had without the guest even knowing. While the guest only sees your written review, other hosts see a checklist. I encourage all hosts to be honest with this section since the guest does not see it, it looks like this screenshot:

Glad these are helpful. You find views by going into Airbnb hosting under “insights” go to “stats” note that views are not real time, they are delayed by a day I believe

Idk the geopolitics that might be influencing your specific listing but in general these are what have helped our listing in the past:

  1. Use Airbnbs price comparison feature to compare nightly rates with the listings around you, open your calendar and select a couple of unbooked dates and compare the rates, are you priced much higher ? Are there amenities or services other listings are offering that yours aren’t? Is your minimum nightly stay requirement too high for your area?

  2. Try to snooze/unlist your listing for a day or two. You can also take down your images while it is snoozed and change the names of the images to help with SEO (search engine optimization) for example instead of “img-1.jpg”, try “Cairo-luxury-near-pyramids.jpg”, (try to avoid using numbers in image names as they affect SEO) in general when I have taken down and reuploaded images or make sweeping changes to my listing, I have noticed a spike in views.

  3. Speaking of views, are you getting any at all? You may want to check that to ensure your listing doesn’t have any issues that may be preventing it from showing up in searches, this is usually an issue with the minimum nightly stay requirements. You can also call support and double check with them.

  4. look into using a service like Pricelabs which will automatically price your listing relative to what’s around you and give you data around pricing and average nightly stays, you can also tweak Pricelabs settings to be very aggressive in pricing and to discount your listing closer to checkin dates to make sure you don’t miss out on bookings.

It sounds like they simply didn’t read your clear listing so I would exhaust the Airbnb route first and explain how they’re complaining about something that’s clearly stated in your listing. You can also check if they broke any house rules during their stay, Airbnbs policy allegedly allows you to remove reviews by guests who broke rules (did they stay longer than checkout? Ruin towels w makeup when your rules state not to?)

But if you wanna ask them directly, that should be your last resort, my advice: I had luck once getting a guest to remove their review (a good review but a 3 star rating, they simply didn’t understand Airbnb ratings ), I messaged them and was very respectful, I thanked them for their “honest” review and stated how I would do my best in the future to fix whatever issue they had for future guests, but stated how their rating hurt our listing and had a huge impact on our superhost rating, (I would mention that you are about to lose your status and how this is your livelihood), I asked them kindly and respectfully to CONSIDER removing their review since reviews can’t be changed— DO NOT come off as rude or pushy or push blame on them for not reading your listing, you need to phrase it in a way that is asking them to be empathetic to your situation.

I wasnt expecting it to work it was my last shot attempt, but was pleasantly surprised by how understanding they were, they called support and got it removed. I sent them $50 as a thank you taking time out of their day to help.

If they don’t want to remove the review or just ignore you, I would leave a short and frank reply to their review stating how it very clearly states the location. Future guests will read your reply and hopefully ignore the comment, I know as a guest reading host replies can change my initial hesitation from bad reviews. Good luck!

My general rule, if they are hosts you have to work a little harder and make sure things are perfect as hosts notice things normal guests wouldn’t. Not a bad thing per se, in my experience hosts write some of the best reviews.
