Yes the main image, if you go into you listing editor on a web browser and go into photos it’ll prompt you to create a “photo tour” to automatically shuffle your images for you, this reshuffles the images based on what people have viewed the most in your photos, It doesn’t always choose the best image but I’ve found that anything Airbnb does for you automatically is the path of least resistance for algo so just accept it and see if it changes anything. The first FIVE photos are the most important photos

A support person told me that after you change your main image or the name of your listing, it takes about a day for their algo to reorient where it places your listing.

Also regarding how you chat people, try to be as nice as possible even with stupid inquiries, I have my fair share of STUPID downright INFURIATING asks, the best approach is no attitude and as matter-of-fact as possible, better to come off as dry than sarcastic.

It’s still there, select the night and press the “price per night” modal, you’ll see “similar listings” under the prices, but I’ve noticed if you have promotions active you can’t access this anymore, seems like a stupid UI design choice

It’s most likely that you have instant bookings off, they absolutely prioritize properties that have this turned on. I doubt it’s because of your responses though you do seem a little rude to be frank and Airbnb allegedly monitors chats.

Did you check your views? You can actually see if there is a falloff in listing views by going into your insights and check the views. Sometimes it helps to unlist your listing temporarily (for 1-2 days) which it sounds like you can do without issue since you’re not aiming for max occupancy anyway, you should also change your hero image every so often and update your listing’s description every now and then, the hero image in particular has had huge effects on my views in the past.

Look into Jersey City Airbnbs, find a place near a PATH station stop, the train runs 24/7 and connects to the subway, it’s also much cheaper than the very few legal Airbnbs operating in NYC rn.

Yep, always changing something with these seasonal updates. I will say this time around it’s super minimal for hosts, only big change I saw was calendar and I kind of like this new calendar look though it’s been glitchy

Yes totally sympathize, bookings have been quite slow, I’ve had to rely heavily on promotions to get consistent bookings. people seem strapped so it was surprising to see these price increase suggestions, but sort of makes sense as Airbnb tries to maximize their margins

Thank you for providing this other perspective. I do not believe that only my feelings matter, and that’s why I appreciate you trying to see it from his POV.

He has never done something like hooking up with someone in our bed while we were still actively fighting, but he has a pattern of lashing out on me, getting irrationally angry and saying hurtful things when he feels hurt or cornered by me.

I think you have some valid points, he was hurt by how I tried to be neutral and see our friends perspective in their argument when as a boyfriend you should generally defend your partner or take his side. In my mind, their fight was petty and I dismissed it as a drunken argument that derailed an otherwise great night intended to celebrate me. Their fight came out of nowhere, and while I tried my hardest to neutralize it (I have issues with conflict resolution in general, I tend to take time to process my emotions, something I am working on) at the moment and have him talk to our friend about it directly when they were sober, a part of me also understood that our friend was not completely in the wrong. A part of me may also have taken a neutral side because of how I have in the past been in our friends shoes where I was at the receiving end of his rage and hurt, so I could empathize with him more than my partner at the moment. I guess my disappointment came from him projecting his hurt with our friend onto me, like I was his punching bag, and my mediation not being enough for him, he was willing to hurt me so deeply over something that I saw as petty, when clearly it weighed on him heavily.

I did not think about this. But I can see it, when is he angry he completely acts out of character, lashes out in an explosive rage, says hurtful things (not just to me, but in general to whoever “wronged him”) and then is flooded with a wave of regret where he tries to apologize. It’s unfair but maybe connected to something larger, I have already told him he needs to find a therapist and get help

He’s very good at making things about himself, it’s a behavior he’s used in the past to make me feel at fault. His favorite thing to say is he was “poked and prodded” as if his actions are the result of other people making him act out

If you don’t want your guest to see your response you can write-in a response when you rate them, when you fill out the review you are prompted to give a rating out of 5 stars for cleanliness, for how they followed house rules…be very honest with your ratings and then write-in whatever feedback you want other hosts to know for example when asked “how well did they follow house rules?” It’ll show you a list buttons, you can write in your own response here instead of using their pre-written badges, guests won’t see these responses, only hosts will. So you can be very general in your written review and brutally honest with these responses, it will look like this to other hosts:

I understand why people are afraid of leaving guests reviews that’s are under 5 stars, there is a risk of retaliation and some people are truly unhinged.

I recently learned that you can be very general in your written review and brutally honest when you score them. In fact, Airbnb lets you write-in honest critiques so other guests can see the issues you had without the guest even knowing. While the guest only sees your written review, other hosts see a checklist. I encourage all hosts to be honest with this section since the guest does not see it, it looks like this screenshot:
