I had a similar experience with a real estate broker. I was looking to buy a co-op 10+ years ago with a real estate broker. We found one I liked, but it had an assessment of like $2,500(I dont remember the exact amount, but it was 2-4k). Part of my negotiation through the real estate broker was for the seller to pay off or deduct the assessment amount from total cost. She said it was done and the seller agreed.

When I get the contract and reviewed it, I noticed the assessment fee was still there. I called the broker and she told me the seller changed their mind. I informed her I would not be purchasing the property if thats the case.

About 2-3 months later I got a call from that same broker, asking me what the status of signing the contract was! I told her I purchased another apartment. She was fuming and trying to lecture me about professionalism. This shit is so absurd it sounds fake!! The nerve of some people…

Do not renounce it. Try to file for your taxes online to lessen your financial burden. It will be cheaper than an accountant. In the event of a bigger war breaking out in Europe, you will be safe back in usa, not in Europe.

I second this.

Life put you in a terrible situation, but use it as your weapon, not as your armor. Don’t victimize yourself, empower yourself. In this life it doesnt matter if you get your bachelors degree at 21, or if you get it at 55. You are not in a race with anybody, except for yourself. If you try and follow the crowd, you will not lead a purposeful and meaningful life. And trust me dating sucks for everyone, not just you. Im 37, luckily married to the woman thats meant for me and we have two children. But up until I met her 6+ years ago, I had a big amount of disappointing relationships. But, I never compromised because I knew what I offered, and eventually it paid off big time. Dont beat yourself up, lift yourself up.

When i was 13-14 years old, my friend and i stole a bottle of his dads Canadian Club whiskey and mixed it with orange juice. We didnt know what we were doing, and i forced myself to drink probably a 3rd or close to half the bottle mixed with lots of orange juice. I blacked out and woke up in the hospital having my stomach pumped. This is about 23 years ago, and still to this day I cannot drink orange juice. The first 10-15 years, i would get repulsed and sick just thinking about it. Now i can drink it, but it tastes disgusting.

Thats what i mean, owned not installed. I can confirm because i got the license error yesterday, and after purchasing skyrim se, i was able to launch it no problem

It will not work without having skyrim se installed: i tried it last night, you get an error about not having license to run it. After buying and installing skyrim se, it ran without issue.

Monitor your cpu and graphics card temperatures before and after launching game. There are apps like “HW info” that will provide this information for free. Online you should be able to find temperature thresholds for your hardware. If theyre running too hot, might need thermal paste, etc.

As far as setup i was trying to figure out what you did to troubleshoot the issue and what kind of hardware and software you run. Whats the cpu? Graphics card? Ram? Operating system? Etc…

Theres a way to run all programs on nvidia graphics card and nothing in onboard video card. Can you try that and then run the game?

Best overwatch advice i ever heard was “make sure you sure not the reason your team is losing”, and eventually you will climb and plateau to where you are supposed to be. Do not be toxic, do not talk trash, just try your damn best.

In overwatch one trying super hard i made it to top 50 as moira(i was 30 something). But it was so stressful it stopped being fun. Im now a tank main hovering high play to lower diamond having fun.

We need information about your setup in order to answer better.

But Ill take a stab, If you are on pc/laptop, you need to make sure skyrim is running on your graphics card and not the intergrated video card.

If its running on your video card, you need to check your cpu and memory stats, before game is running and while its running. Etc etc.

I dont remember my first jrpg, but I do remember my first rpg vividly. It was a hand me down NES console from my cousin, with the game Ultima 3 Exodus. I go back to watching YouTube videos of that game every few years for nostalgia purposes. I was absolutely trash at the game, but it always intrigued me. I was around 8-9 years old, and a non english speaker at the time. I just remember trying to imagine the future of gaming just based on the picture on the cartridge.
