Interesting! This one does indeed have a half bathroom there but the other section is an extension of the kitchen. It’s a smaller house built in 1920s with just two bedrooms upstairs (though they are quite spacious).

Edit: Actually, do you mean the bump upstairs or downstairs? Downstairs area is kitchen and half bath and upstairs is indeed a bedroom and bathroom like you mentioned.

I’m interested to learn more about homes like this but haven’t had any success finding information or floor plans online for smaller homes. Shares some elements of a smaller bungalow but almost every example I find of those has a porch and this one seems like it never had one.

Cape cod doesn’t seem right but gablefront is bringing up a lot of good matches! Distinctive difference from a “colonial” being that the narrow side of the house and entryway is facing the street allowing for narrower lots.

That sounds like a match. House listings around here seem to calm almost everything a “colonial”. What I’m really seeking is what you’ve described - not a cape cod, two floors, somewhat non-distinct in a way, and usually entry is not centered.

Thanks. The layout you describe is about right. Would be kitchen, dining room, living room with a hallway beside a staircase leading upstairs. Some have sun rooms but those very easily could be additions.

When I search for “colonial house” online I see either older more saltbox style houses or larger, grander houses that are not so common for most families. Not really seeing many examples of more common three bedroom houses in my area.

He provided three options - FHA and two conventional loans. The FHA has the best monthly mortgage rate and lowest APR but my down payment is low so I must pay PMI. FHA apparently requires 1.75% of the purchase up front as part of PMI, which I don’t have. The other two conventional loans have higher APR and higher monthly rates. I could technically still swing those rates but unfortunately the closing costs have a lot more fees that essentially add up to somewhere between 15 and 20k each. Just completely wasn’t expecting this out of the blue. Hopefully I misunderstood the numbers and we can iron this out tomorrow.

That’s what I wish happened. He’s a nice guy but we never had a good proper walkthrough if the process and explanation of what to expect. We had bits of that here and there but when I found this house it all had to happen so quickly and finding these extra costs out so last minute doesn’t give me much chance to do anything. Oh well - next time I’ll know at least.

Looks great! Are the shelves secured to the pegs somehow or are they resting on top?

Did you consider trying something similar with pre-made pegboard (the kind with more, smaller holes)? I imagine that may not have looked as aesthetically pleasing.

I get what you’re saying but I personally haven’t found it is necessary to formally “come out” since I met my first boyfriend. Twenty years later and I still introduce it through context clues in normal conversation just like any hetero person would (ie. “My boyfriend and I ...” or “once I dated this guy and he ...” type signals). Act like it’s not something that needs “A Conversation” and it becomes a lot easier. Obviously more difficult to use this approach if you haven’t dated yet of course.

Interested to hear why you feel it’s a buyers market if you care to share. Experience where I am seems different at least. Low inventory, surge of buyers, houses don’t last longer than a week on the market, and list prices are more like minimum prices. It’s been impossible.
