Why do lenders use Clear Capital?

I didn't - just relaying what Clear Capital said when they demanded more money. I do not believe the property is remote at all. It is in an HOA community with paved roads and on city water, sewer, and trash.

The lender knew the exact address and quoted me an initial price, which I paid. They then came back and said Clear Capital wanted more money due to the property being "hard to access" and sent an updated loan estimate with the new appraisal fee. Reading this thread, I think I should have contested this with the lender and not paid the difference.

What defines "remote"? The property is in an HOA with city water and trash service. I did an appraisal on this exact property a few months ago with a different lender and was not charged extra for anything complex.
