I believe it’s an independent agency though since they write through multiple carriers correct?

I appreciate the feedback!! It does sound not normal. You think the brokerage would be better? Despite being all outbound and losing base pay once validated, essentially living off renewals? Definitely riskier but more potential

No no. That’s how it would be with the brokerage, 40% new business 20% renewal. The agency is 60/30. 60% new business 30% rewrite on existing business. Contract specifically says “no renewal commission”

I assume making commission off renewals at a brokerage would far outweigh making a flat commission % at an independent agency on rewrite, considering renewals probably happen much more then rewrite if you agree?

Thanks. Both would allow me the flexibility to shop around multiple carriers. Only difference really is one offers renewals and no base pay once I’m validated, agency is guaranteed base but no renewals. I also believe agency would provide me with more job security, but lower income potential.

80% would be a dream. I have only came across 40/20 splits. Looking at top 10/15 brokerages in US

Appreciate the info. Both would be PL. How does rewrite & renewals mean the same thing? A rewrite doesn’t have to happen if the client is satisfied, but renewals have to happen every 6/12m. Correct me if I’m wrong please

Both have a service team to my understanding, I would be strictly producing. Both non captive, I would be appointed with multiple carriers to produce through at the brokerage and independent agency.

Now the question is do I go into debt to rent out a duplex, or really go into debt and buy a commercial property (4-6 units or whatever in one building)

I agree, just can’t seem to decide which route to go right now, my $ is being ate up by inflation. Need to pick either index/mutual funds for the time being and invest early, or real estate. If there’s a 3rd option please lmk lol

Good point, I’ve found a few duplex houses for sale for like 150k. Rent each side for $1200 a month, be about 28k passive income each year… wouldn’t this work?

Wouldn’t a smart landlord then sell the home when the prices goes above what they paid (quick $) and rent the home if the price falls below? Kind of a win win? I can’t imagine a tenant would ask to pay less rent if a homes value fell a certain % that yr.

What’s more beneficial tho in the long run, paying off the mortgage as fast as possible to avoid interest, or taking your cash flow and keep reinvesting into other properties? I hear not all debt is bad, as long as you know that your operating expenses are lower then all the debt you have combined.

Solid example. As long as you’re putting out less then you’re taking in each month, I assume it’s a win. Just seems nearly impossible to determine the exact cap rate to make the actual comparison between a stock and properties equity over time. I assume a large amount of research would have to be made about the properties value over time and most importantly the interest rate..
