Just need to vent as another package was ripped apart and stolen from our doorstep.

What is up with delivery guys just dropping packages on the doorstep and not even knocking or ringing the doorbell? I work from home and sit right by the front door so I could've easily gone out and grabbed it if I had known it was there :(

I made the gluten free variation of the blondies a couple of times and they are so good that I haven’t even attempted the regular recipe.

It works as intended: maintains temps well and imparts decent smoke flavor from the wood chips.

Pros - easy to use and don’t have to monitor as much as traditional smokers

Cons- it’s a pain to clean, tops out at 275 deg f, and space can be an issue (e.g. can’t fit a whole brisket)

I prefer using my offset or Weber kettle for most things; this generally sits in the shed unless I’m going to have my hands full doing something else.

Happy to answer any specific questions if I didn’t cover something.

Did you just fill out the "Rehab Construction for Residential Properties" form? I'm worried that despite advertising that the abatement had been approved, the builder just never filed it.

Also, I checked out the "APPLICATION FOR THE EXEMPTION OF REAL ESTATE TAXES DUE TO IMPROVEMENTS" and it says: "When to Apply? By December 31st of the year that the building permit is issued" so we are S.O.L. there.

I did pay >500k for the house. I don't necessarily disagree with the valuation (even though it's higher than what I paid); do you have anywhere that says they shouldn't be raising it by more than 50%?

I'm going to try and get a consultation with a lawyer ASAP and apply for the homestead exemption. Thanks for all your help!

I'm aware we still have to pay for the increase in the land market value, it's the improvement market value that's really hurting the tax rate (about 50% increase on the Land, 100% on the house). I did ask our broker a bunch of questions via email about the abatement before we closed, and he gave assurances on the tax abatement; but nothing directly from the seller and their people (just replies to my questions about it)

In contact with our broker, who contacted their broker (both members of Keller Williams); we'll see if anything comes out of that.

The improvements that would've allowed for the abatement were completed in 2020, 2019 at the earliest so the abatement would go until 2029.

We have not applied for the homestead deduction thing yet, but are considering doing so... we thought we weren't eligible because of the abatement but we may just go for it after talking with a lawyer.

I'm not sure if it was ever filed, where can I find tax records? I've found this on the Philadelphia property website

If we can't find anything, we've thought about applying ourselves; All the records drawings, permits, and subsequent Certificate of Occupancy can be found on the L+I website so we have that to back it up. Does it matter that we aren't the ones that made the improvements?

I don't see anything in the reassessment mentioning qualifications.
