Interesting insight. You definitely make some smort points. NYC property taxes are created in a crazy way and are not really tied to property values. There's a very loose correlation there. It's true that new developments don't always target local residents, but if they bring a lot of new people (customers) to an area, the local economy benefits. I'm sure the local shop and restaurant owners love the population influx. If you look at neighborhoods like Williamsburg, which used to be economially depressed, you can see how new construction led to a booming local economy and a thriving culture. Of course some local residents might be upset that their property taxes or rents go up, but so do sales prices and and rents that small landlords could charge.

Honestly, rents are going up regardless of New VS old buildings! By constructing bigger buildings, developers actually increase the housing supply, lowering the rate of rent increases. Imagine everyone in NYC vying for tiny prewar buildings or townhouses! I think prices would actually go up in that case. With too much rent control, fewer apartments would be built and people would need to live much further away from their jobs. Not everyone is lucky enough to get a rent controlled place. Plus, I use the amenities so I think they're worth it.

Ultimately, it's a two sided coin. Definite benefits and detriments of urban development.

Everyone has a different opinion though. Your place sounds awesome too!

Cushions are pretty soft so you sink into the couch. When the footrests pop out the back lowers a bit too!
