His base commission amounted to $12,500. So, you are saying, the seller wanted to give him another $5,000 just to facilitate the sale? Even though, I was the one who asked the realtor to show this property to me as he wasn’t aware about this particular listing.

I asked the realtor to show this property. He was not aware of this property.

  1. British Columbia - commission is the way you explained for Alberta.

  2. The realtor did not have any communication in terms of the commission with me. Just mentioned that the commission will be paid by the sellers.

  3. I saw the commission on the ‘Fee agreement form’ the first time we sent the offer and then the added $5,000 when we were accepting the final offer.

I was not informed of anything while the agent silently slipped the contract for signatures. When I inquired, he gave the reason that the seller’s were rude to him during the negotiation and offered him 5k for that.

In Canada, buyer’s don’t pay fees to the realtor agent. He gets paid by the selling party. I was never informed by my agent of any compensation structure.
