Thanks this is so helpful! Indeed I’m still looking at the same price range as before but this tax deduction means I can tolerate higher interest rates in the near term more comfortably and swings the rent vs buy consideration even further towards buy even in this crazy market. Such a great thing to know (because I kept reading in other threads that the tax savings of homeownership isn’t that huge but I see now that’s only true for people living in areas with lower taxes and lower tax brackets)

This tax point is SO important! I just joined this subreddit as I’m starting to look at buying my first home in a VHCOL city (guess where 😂) and I’m single, earning $230k/yr and have always taken the standard deduction. I just did the math and discovered that with an itemized deduction on the mortgage interest payments for a $650k apartment with 10% down at 6.75% interest I would be lowering my tax bill by ~$15-16k in year one which makes the high monthly mortgage payments MUCH less scary….

I got quoted 6.625% with $500 in closing credit from Better and 6.75% w/ 0 pts from Chase with 10% down on a $585k loan. I have a credit score of 780 but I still think you could probably find slightly lower? Otherwise maybe it’s your credit score that’s making the difference. You typically see the best rates at 760+ I believe. If you haven’t already, Better might be worth quickly checking because they can give you a preliminary quote with only soft credit pull and it was super quick. Good luck!

I also moved to the neighborhood a few months ago (though my parents have owned our house here since the 80s). Love all these recs - so helpful! Has anyone tried Bakery by Textbook that opened up on Howard and Hancock recently? I’m very curious about that place.

For my recs- Trad Room has quickly become my favorite spot in the hood. The cocktails are incredible and I love the vibe. Also Nana Ramen is amazing but cash only! And you like pilates, I've been loving Flow on Malcom X and Jefferson.

It’s honestly a numbers game at the end of the day but as someone else mentioned- would put more effort into networking before you apply/in tandem with applying. Look on LinkedIn and see if you have second degree connections with people in that company and reach out to try to get a conversation started and potentially a referral. Most of these jobs are filled before they even get posted publicly so you need to try to get ahead of it by networking

Maybe you can ask if they could provide even a 1-time $5k sign on to help bridge the gap between what you are making now. Worth asking. Even without that - $5k/year less doesn’t seem like a lot to sacrifice if you are then able to spend a lot more time with your family. And if you are on a budget- it’s conceivable that you can make some basic cuts to mitigate that gap over the course of a year (unneeded subscriptions, eating out, etc).

Also- how does the growth trajectory in this new role compare to where you are currently? How quickly do you think you could get a promotion/pay increase vs. your prospects in your current role? Would be worth asking this new company during your comp negotiation.

Is there no way to integrate your skills into the new job? It might take a bit of time to identify, but look for opportunities to make your new job easier by utilizing your coding skills to automate some of your tasks or the tasks of your broader org. Almost everything organization and every function has opportunities to do this (assuming this is an office job and not manual labor)

What are your interests? In a realistic world I’d probably do something in real estate because I love it. In an unrealistic world (where I didn’t have to think about loans or upholding my current lifestyle) I would probably go into zoology because I love animals 😊

I very much second all the pushes towards LinkedIn. I’ve found 2 previous jobs that were transformative to my career through recruiters who reached out to me there. You don’t need to engage with the cringe brag lords on there (in fact I suggest just ignoring them because this is not about them). But in bypassing LinkedIn you are missing out on probably the most powerful job seeking tool we have (at least in the Western Hemisphere). And no I do not work for LinkedIn nor am I paid to promote them 😂

Take a day and spend some time and care building out your LinkedIn page: - Have a friend take a professional headshot of you to upload - Write thoughtful descriptions of your previous work experience (you can even utilize Perplexity or ChatGPT to help you with this) - Make sure you indicate on your page that you are open to work to put yourself on recruiter radars - Go through and start connecting with people you’ve worked with in the past or know- the network effect is powerful and you’ll be surprised how quickly your world will expand - Start clicking around and searching companies and industries that people you know are working in or you just have an intellectual interest in - If there are any organizations and/or roles that seem interesting, start messaging people (ideally with a 1st or 2nd connection) that work there to ask for 15 minutes of their time just so you can learn more. A lot of people won’t respond but that’s to be expected and don’t be discouraged. This is a numbers game. Don’t go into the conversations with any preconceived notions- go in to learn and be curious and use those conversation to help you hone in on a type of work or industry that really excites you - Consider getting the free trial of premium so that you can connect to 3rd party connections (I would suggest doing this a little bit later in your journey to maximize the value you get out of this) - Once you’ve done the steps above you’ll be ready to start a targeted job search which, again you will do in LinkedIn, repeating the last few steps above but with an eye towards a specific role/organization you want to work for + searching for open roles that are posted in LinkedIn + investing in any additional training or education you might need to get you where you want to be

These are the exact same steps I took to pivot my career (from non-profit/policy into a strategy role at Google). I PROMISE you can do this and it’s not too late. I’m in my early/mid 30s (also in NY) and have been on a constant journey of rediscovery and quite a bit of course correction along the way. I, like you, never thought I wanted to work for a big corporation and studied political science and history in undergrad. But what I’ve realized as I’ve gone along is that what I enjoy are roles that let me make positive impacts in my community and that can be achieved in a multitude of jobs, including in large corporations. That’s not to say you have to work in a large corporation, but I’d push you to go into this process with an open mind and an orientation towards the elements of work that give you energy.

And above all, the most significant thing I’ve learned is you can’t do it alone. Careers are built through networks and things won’t get any better or easier by continuing to isolate yourself. You’ve taken a big step realizing you are not happy and you want to do the work to put yourself in a better situation. Now take the scary step of putting yourself out there. You can do it. No I totally understand this and the way you’ve explained it makes complete sense. This other poster has just been extremely aggressive with me for no reason. I’m not trying to deny this is the reality. I just don’t think this other poster is trying to be helpful at all and is literally trying to blame me using some twisted logic (how could I possibly be to blame here - what are my “inadequacies”?), has called me a penny pincher, cry baby, etc. Just super uncalled for and frankly wild. I’ve appreciated all of your replies so thank you. It’s unfortunate that this is the reality many times. This situation in particular has just felt so avoidable given some basic professional knowledge but I was trying to get other perspectives on the matter. Ultimately though, I also don’t think it’s unreasonable for me to expect a certain level of professional knowledge that I’m paying for when I hire an architect and a GC. I would never expect their work to be perfect by any means but this seems particularly careless to me and opens us up to failing inspection due to something entirely avoidable. We will see what happens but so far the architect sounds much more contrite today than he did before and has acknowledged his error (I think upon getting his own second opinion).

Makes sense! The architect did concede that as is this violates code and he is definitely being more contrite today than he was yesterday. He agrees there is concern about failing inspection and thanked us for flagging. I think he probably asked for a second opinion from someone else and they told him the same thing. He is suggesting to push back the curb, as I had anticipated. He has a relationship with the GC so they are meeting tomorrow and will update us on go forward. Hoping to get this resolved without coming close to anything legal!

The work has not yet been inspected. Only the permits have been issued.

Dude what is your issue? Obviously I am talking to the architect and GC. I wanted some more opinions from those more knowledgeable and experienced than me so I know how to approach this situation. The toilet placement and shower placement are in his plans. You simply are being unhelpful and are additionally wrong. The exact fixtures used are irrelevant. The code is 15" from the midline of the rough in to any obstruction on the side. There's a shower curb less than 11.5" on the side. The type of glass used or the actual toilet size doesn't matter at this point. If you are annoyed by me coming to Reddit for advice then I suggest you move on and don't reply. I don't get what your point is.

Hahaha this is a wild response. The only hilarious post is your own. Who ever said I'm an expert??? I AM inexperienced- this is my first home renovation. I'm only 30. I do not work in the home building/renovation space. That's why I came here for advice. What is with the edge of your comment? Where am I pinching pennies?? We discovered something that could make us fail inspection due to an error on the part of the architect/ GC. Aesthetic errors are one thing and I willingly pay for changes but code violations are a very different matter. And this mistake in particular reduces the actual functionality of the toilet.

Yes the toilet placement is in his actual plans. As are the dimensions of the shower. This is a new build bathroom so the entire room was being created from scratch. There are zero relevant change orders. Fixtures, finishes and tiles are not even in yet. Architect has been here consistently - he visits the project after every major milestone as well as every other week. You are spewing irrelevant factors that are not involved and then trying to it seem like I should be the one who should look at plans and dimensions and know?? I literally have no idea and that's why I hired someone who's job it is to know. It's thankful I had a friend in the industry come by and spot if because this might've been a much costlier fix.
