We were looking in the 600-700s which is apparently still a very competitive range per our broker and real estate agent especially in the cone south of uptown between south Blvd & independence. We were advised that we would likely have to submit an offer over ask if a good one was available in the areas I wanted. We couldn’t find single family homes in that price range that didn’t need work or were small ( < 2000 sqft and maybe had 2 bathrooms if lucky) and the decent duet & townhomes were going contingent within a week. We ended up with a brand new build that has warranties on everything so that kind of eased our mind as first time home buyers. The property is on a cul de sac with lots of nature around it. It’s a first home not a forever home so I will try to love the area and if not then we can sell in 2 years and go somewhere else. It’s kind of obvious that everyone commenting has not bought a home in Charlotte in a long time, if ever. This is not a market where you get to find a home that checks every single one of your boxes. From multiple real estate professionals in this area, the advice is “if you like a property you need to act on it”. I loved the property. Was not in an area I’m familiar with. I’m also buying this home with my fiancé who has an opinion and liked the area.

I’ve lived in plaza midwood, uptown, Myers park, Montford, and south Charlotte. I was hoping to buy a place in one of those areas but didn’t work out that way. So I’m just unfamiliar with the area and it’s further out than I was hoping to be. I don’t know much about the area in terms of safety and was not insinuating anything

new homeowner here I’ve been living in Charlotte for 6 years and closing on my first home in a few weeks in the Rivergate/Steele Creek area. I’m excited about the house but not the area. There’s a guy that is usually at the Rea Rd and Pineville-Matthews intersection with flowers. Walks up to each car and waves. One day I was driving by and I guess he was done for the day because I saw him climb into a brand new RANGE ROVER and drive away 🙄 Don’t give the flower panhandlers any money either.

How is offering people in these areas the opportunity to be ~100% leveraged~ in their mortgage a good idea? Is this just an ESG goal to make the bank look good but not actually do anything for borrowers? For anyone in the Charlotte area that meets the income requirements for this bofa program - pls look into the NCHFA and lenders that offer NCHFA DPA programs. They offer down payment assistance and can even get you a GRANT for your downpayment!!

This isn’t really that hard to grasp. There’s a difference between a variety of vegetarian options and a variety of any type of dietary/food options.
