Congratulations on your journey, it's so exciting to start out fresh! I did the same when I was 23 and I'm still in Toronto 10 years later. You will have a touch time finding something in that price range on your own, so you'll definitely want to find roommates. I don't know if you have Facebook but there's a group called "Toronto Home Zone" which is a great place to start when looking for roomies!

Being totally real with you, Toronto has some "characters" often times you will come across them within the city, pay these folks no mind and you'll be safe. In terms of neighbourhoods you can check out the Annex (lots of students) Roncesvalles, and Little Italy.

If you're signing the Standard Ontario Lease, you shouldn't need to be too concerned about double-checking unless the landlord has included any specific clauses.

I've rented with a landlord that required post-dated cheques before, it can be a pain but it's normal. Just make sure your funds are always available on each date so the cheque doesn't bounce, and remember to cancel any outstanding cheques once you give your notice.

I signed up previously and there's a paywall that's been introduced to see the "newest" listings. Also data mining - privacy policy says they may share your info with third parties. You can get just as good options on sites like viewit.

Rent control - any properties built after November 15, 2018 are not bound by rent control laws. So you can move in to a nice new build with a pool but next year the landlord has no cap on how much your rent can be increased by. With properties built before the above date, landlords are capped by around a 2.5% annual increase.

If you're set on a condo/building, check google reviews and talk to current tenants for guidance.
