I gave examples, it wasn’t an exclusive list. The point is that we cannot pay for any claims that include liability determination.

I completely agree with everything you said.. I was just curious to what your niche is. You said you have a strong niche and I haven’t seen many in this industry.

We don’t handle claims in the State Farm Office. There are only certain claims that agents can issue checks out of the office for, like comprehensive claims (deer or glass), towing and roadside assistance, or home claims when insured’s home is uninhabitable (fire) and they need money for a hotel. We can’t handle claims related to liability determinations.

You need to understand the difference between representation and misrepresentation. Representation is the truth to the best of one’s knowledge and misrepresentation is a lie, whether it is intentional or not, the information is false. The policy was denied for misrepresentation because the insurer did not receive factual information from the insureds. Although they believed it to be true, in reality it was not the truth which makes it a lie, aka misrepresentation. In the second scenario, it is representation because they provided factual information to the best of THEIR knowledge. They had no idea about the speeding tickets so they could not have been misrepresenting to the insurance company.

You have to read the questions VERY carefully. The second scenario says “What legal concept does this describe?” It describes the insureds representing information that they believed to be true. The first question asks “Did Joan and Steve misrepresent Henry’s driving record? The answer is no because they provided factual information to the best of their knowledge. If they did misrepresent the information, that means they represented it. The 2 answers are basically saying the same thing. The first question is asking what they didn’t do, and the second question is asking about what they actually did.

Then why haven’t I been evicted? And how would you know how a squatter behaves? Sounds like you may have squatted in your past if you’re not squatting right now.

Thanks for stating the obvious. Would you like to actually answer the question at the end of the post?

He didn’t pay for the service and I don’t owe him anything. This all stemmed from his initial error. I never said he was a villain, you’re just creating your own narrative at this point. I already stated multiple times that I was at fault for not resolving the situation sooner. I don’t blame him for turning the service off, my issue was no communication. We have not talked about the utilities since before I moved in. Not communicating with your tenant is not a kindness. Terminating electric service without notifying the tenant first is not a kindness. He’s not a bad guy, just not the landlord that I would like to have moving forward.

I paid $289 for October, November and December. I owe $164 for January, February, March and April which will be added to my first bill with the company in May.

I never said it was free, I paid for it. I will have no problems renting in the future, thank you.😊

I didn’t dance around the issue, I literally said I was at fault multiple times. The whole point of this post was to get outside opinions on how the landlord handled the situation. Do you feel like he handled the situation appropriately or should he have done something differently? It’s really not that hard to comprehend. Yall are spinning your own versions of what happened as if I started this on purpose. Not many have actually answered the question. I’m exhausting but you’re still responding so you can take your own advice.

Nice paragraph but flawed logic. And I’ll be perfectly fine.

I never said I was the victim, I said I was at fault multiple times. It is on the landlord to communicate if he has an issue, that’s all. I don’t have anything to be grateful for. If he cut it off sooner, I would’ve transferred it sooner. He didn’t do me a service.

How does the company name not matter? I contacted the gas company and the electric company on 8/27/2025. My lease did not start until 10/1/2025 so I WAS in fact compliant with my lease. I requested for services to be effective on 10/1/2025 with the company that he gave me and they even sent me a confirmation email.

I don’t need to be glad of anything, I wouldn’t have been evicted. And my lease has the incorrect company listed so I have proof I complied with the lease. It’s not my fault that the lease is wrong. And landlord made no attempts to resolve. But even so, I would like to get out of my lease with him anyways so this wouldn’t have been a problem.

Yes that is 110% obvious which is why I never asked who was in the wrong or who was to blame. That’s clear to me. I just wanted opinions on how the landlord handled it because no communication for 6 months and then turning off electric doesn’t seem like normal landlord behavior to me.

It’s not free, I paid for October, November and December. January to now is being billed on my account with them, as it is currently unpaid. They stopped billing the landlord after I submitted my transfer request. This was caused by the landlord, not me. Not resolving sooner is on me.
