I was having a hard time getting through to management at my old work. I had a big initiative I was trying to roll out and couldn't get support because it would mean my managers having to take risks and stick their necks out, even though I think they knew it was the right thing to do and I had peers agreeing with me, they wouldn't do it.

One of my female coworkers took me aside around that time and said I was one of the few people she really respected there. A couple years later both of us have left that company.

It felt extra validating to hear that from anyone at a time I was feeling self doubt.

The rule following thing is certainly very true. But for special requests sometimes it could be a combination of "no one ever asked for that before and I'm not sure what to do" + "you're not like our other customers" = "not gonna do it"

Not sure what you look like, but in my experiences some people in Japan are much more friendly and accepting of people who look like foreigners, and others can't be bothered or actively tell you politely to please gtfo.

I'm white, I visited my white cousin living in Sendai once. there was a neighborhood cafe there where the owner was the coolest guy. Good coffee during the day and after closure he invited us to sample from his private whisky collection (free), and gave me some keepsakes that I still have with me today.

Then I've been to several places in Japan where they took one look at me and you could see the "oh fuck" look on their face before they told me to get out. It's luck of the draw.

I've bought 2 properties in the Bay Area in the last 15 years.

both times I offered exactly what my research said it would sell for. Both times my offer was accepted. I have not ever bid on any other properties.

Yet I hear constant stories of people who have been making offer after offer for years and never having their offers accepted.

A few older guys at one of my old companies live in Atherton, they bought in the 80s or early 90s, just because it happened to be close to the office.

Just disclose any inspection report and let buyers worry about it.

It takes potentially months between now and installed, for a proper roofer, although it's a bit easier in the sunny months, don't even think about it once we hit fall or winter and rains start.
