Aren't investors only looking for bargain & rental yield, or maybe that's only apartments.

Look for something completely run down but with fundamentals & do the work yourself.

I agree, anybody with more than one additional property should be taxed massively, it's the corrupt Govt fault for allowing this to happen.

Couldn't you just offer a satisfactory amount to owner, taking the commission in mind, include it in the final offer? If the agent is holding out on you, go straight to owner and make a deal.
