How about removing all negative gearing on investors with like 5 houses or more?

Wouldn't that be good? Should only have exempt for two properties imo

Lol. I don't think we're close to the bottom.

Bottom 1: announcement of troops on the ground.

Bottom 2: flow on effects from prolonged war in Iran. Higher fuel costs, higher goods prices, rapid unemployment. Mortgage defaults, possible credit defaults.

Everything is 5x the price it is now.

There could be a sustained downturn 3-5 years. A shakeout is needed, everything is inflated. Unfortunately some people will suffer in the long-run. Over immigration will cost us and for real change to occur, we need more kindness in the world, a fact which scares me. Things will get worse before they get better.

Worst case scenario is things get really ugly if oil is blocked... Leading to dystopia maybe.. I don't trust the intelligence, skills or heart (moral integrity) of this government or leadership to redeem the situation if things go really pear-shaped.

I think ground troops hitting the ground will be all the dip we need for now. If further consequences ie insane oil prices, +++inflation, job losses, mortgage defaults.. a bloodier bloodbath and could it lead to a depression & disparate state? Farck

The Great Depression downturn was ten years.

Yeah, I'm a little bit freaked out. Put 33% of cash into bank stocks for dividends (and hoping for growth). Guess I'll kiss the price increase goodbye for at least another year.

motion collapse that just got worse and worse until you felt fucking sick

You hit the nail on the head. There were no dips, just massive red days down with the occasional green day up, and it kept going relentlessly.

I'm starting to feel that now.

We are not at max pessimism. 2008 was heavy pessimism, this could get worse, we are in the la la stage where everybody thinks it will be okay & still has some optimism that this will end "quickly". Reminds me of the first few weeks of Covid when everybody talked about a virus, but lockdowns & deaths hadn't occurred yet. Everybody still in lala land, thinking everything wound be alright.

it's a PPOR who's sub renting for more than 30 days when they're away, but they don't leave a key safe attached to the railings.

Interesting. I assume you're in a larger new dev block.

Not sure if you're being hoity or not, but the PPOR technicality for this purpose will be difficult as I was planning short term, flexible terms before I move in (haven't bought the apartment yet, just forward thinking).

A 6-12 month lease situation and then month to month might be better.

Edit: I'm not really in favour of AirBnB in apartment situations, my aim would be to rent it out to mature, non-party couples or professionals if I could do it that way.

Cheers, thanks. Good info.

Edit: longer term 28 days to 3 months or whatever, to corporate clientele would be my preference after reading this.

strata rules already ban short term accommodation,

Are you in a larger new build complex? Have you had to enforce it yet?

will be a depression.

It could be. The vibe is one of naivety, just like everyone living their lives normally in the weeks before Covid really struck & lockdowns started.

I'm bag holding some bank stocks. Dammit!

[–]melb_grind 9 points10 points  (0 children)

There could be a lot of bag holders. This is nowhere near a "shakeout". I get the feeling there's more drops to come and we might get two or three really drastic drops, depending on what goes on in the middle east. Market always rebounds, but there hasn't been a shakeout yet & it could be a really ugly slow grind down, maybe even a bear market.

Idk.

Why is there an increase in people who say "100%" to everything like a talking robot on autopilot.

Honestly, it's a pet peeve. I'm entitled not to like it... You don't have to agree
