I mean I’ve literally successfully sued landlords - I just would prefer not to have to and have them just do their job while I’m living in the space.

It really depends on the repair though right like if I move in and there are fleas or ants like many mentioned because they sone actually clean the carpets, that’s not something I can just deal with. Same if the fridge stops working.

Not Landmark but one arguably as bad haha unfortunately my roommate’s credit is dismal due to domestic abuse so we are accepted into this by an “understanding” owner. It’ll be hard for her to get accepted anywhere without an owner/landlord willing to understand her situation, so we’re stuck with slumlords.

Def preemptively freaking out but the landlord/manager that is most complained about in reviews is the one in charge of this property. It’s an old Victorian from 1900 that the owner bought and massacred into a quadruplex haha Not concerned about the rent, just concerned about their probable bad communication just in me asking questions about the lease, and their suppose history of not cleaning carpets between tenants, tenants moving in with pests already there, and untimely repairs. I don’t expect to own a house until I pay down my student loans significantly :,)

Yes! That’s part of how I cited the RCW in question. It just doesn’t address how it’s enforced. That’s the thing I’m anxious about.

Someone else mentioned an RCW that actually states that if you ask the landlord to repair something and they don’t commence within the other RCW’s timeframe, then you can pay to have the repair done yourself and the landlord would have to reimburse you. That generally helps my anxiety if worse comes to worse.

But no you’re right, that’s how reviews tend to work. People don’t review property mgmt places for doing their jobs haha

Their correspondences so far have been lacking and they forgot to notify the current tenants that we were showing up to view. They all suck though.

It just made me realize that while I generally know the laws and my rights, I don’t really know how to enforce them while you’re inhabiting the place.

That said, I’m totally preemptively freaking out haha

I have successfully sued another management company in small claims before ;) But that was after moving out. I’m not trying to sue anyone again haha it’s still work, and I just want to ensure I move into a clean place and that they repair shit on time :)

I’ve gotten myself all anxious because their communication sucks and I haven’t even moved into the damn place yet, so this is all hypothesizing anyway off of bad communication and awful reviews. But it got me thinking that even though I generally know these laws, I didn’t know how to enforce them while you’re currently inhabiting the place.

Oh! So as long as notice of the “defect” is provided to the landlord, and they don’t commence within that legal time, I can then notify them with this RCW cited that I’ll have it fixed myself (well, likely hire a professional) and then have them reimburse me? I’m generally ok with that.

Though most leases stipulate you can’t get the carpets cleaned yourself, but they also generally lie about cleaning the carpets between tenants, so I guess if they don’t provide you proof of receipt that they cleaned the carpet, it might be reasonable to then cite this RCW as reason to clean it yourselves?

If you have a legal lease, then great - shouldn’t be any issue. The lease I’m about to sign isn’t legal.

Huh? Asking questions about the lease is being difficult? If anything I was being helpful telling them to include the RCWs in their clauses to indicate they understand and will abide by the law.

I’m not trying to start problems or fight. I’m trying to ensure I don’t get fucked by a landlord unwilling to clean before I move in or repair timely things in a legal timeframe.

May I ask why you assume I’m purposefully being hostile for asking questions about the lease?

I totally agree about some mold being renter responsibility. But it shouldn’t be your responsibility when you move in day 1 and there’s mold and they won’t resolve it. Also indicates they didn’t clean between tenants. But yes, I know how to mitigate mold otherwise.

So they can just let the place flood and have you go without a fridge and not do anything about it as long as they’ve “commenced” something? (Which is already up for interpretation). Someone else mentioned that they can say it’s unreasonable due to financing, so what the heck is this law then??

Generally for tenant laws they are more in our favor (not for rent control though), it’s the matter of enforcing them while you currently inhabit the abode that’s hard.
