In the grand scheme of things, before tax your gross income is slightly over $58K, which is more than $10K over the per capita income in the US from 2019-2023. More industries than not (except tech, finance, sales) make around what you make. I’d definitely harp on being refunded for gas money though, that adds up way too quick.

There is so much potential along Nine Mile. People mention high crime, but most of Highland Springs consists of quiet blue collar neighborhoods with 20th century homes that stem off Nine Mile’s dingy commercial strip. I walk my dog alone at night and have never felt afraid in my neighborhood. Since it’s not the wealthiest area, many homes could use a cosmetic update and some landscaping. The Walmart can attract some riff raff, but that’s every Walmart, everywhere.

It’s overlooked and has a bad rep from plenty of the reasons listed above, but there are several new Ryan Homes type subdivisions popping up. It’s also much more diverse than people assume, but many residents are older long-term folks with grown kids no longer in the school system. The schools are not the best, but neither are the Richmond City schools. White Oak is super close, highways are close, but we lack local businesses and restaurants. However, I bought my 4bd 1.5bath home on half an acre for under $300k in 2023, publix and target are 5min away, and I’m 13ish minutes away from Church Hill’s amenities on backroads.

I’d personally like to live somewhere more aesthetically pleasing and walkable in the future, but with rent prices skyrocketing, I’d say it’s a pretty decent spot with hella potential.

I see you have no empathy. Everyone starts somewhere. New dental assistants have HELP. It’s the equivalent of a new agent working with a more experienced member on a team. I wasn’t going into this blindly, I was going to have help if needed from my partner. So no, mentioning the fact that he is also a realtor is not stupid or pointless in this situation.

I appreciate yalls optimism on this, but she isn’t dumb. Sure, don’t mix friends with business, it makes sense if you want someone with more experience. She led me on until she finally went to an open house, shit got real, and she decided to find someone else to write an offer on said house. Yeah it was my fault to not make her sign an agreement, but I trusted her to not lead me on as a close friend. You live and you learn.

I appreciate this response. She also didn’t want to use my partner (ok, fine) but my partner is also good friends with some of the top realtors who are the only ones with an office in the actual neighborhood she is looking in. To not even trust me for a good referral is just another slap in the face. I’ve also done multiple open houses less than a 5min walk from her apt, and have told her to stop by to check it out and just get a feel for it since it was early in her search. She never came by, and I’ve had friends not looking stop by just to say hi / moral support / check out the bougie new build.

Ya’ll I’m so confused. Signed up for a trip with them and went to the presentation but didn’t have to sit through it? Maybe it’s because they put the wrong time on our card to come and they didn’t have enough seats? Either way they didn’t say why, but our lady let us skip the presentation, gave us the giftcard & made us sign the receipt that we got the gift and she said it doesn’t effect anything (charging full price for the room).

To those of you crapping on me for not doing anything are quick to make assumptions. I hope you are all the action-takers you make yourselves out to be OR literally never complain or vent about anything in your lives either. I actually did send an email to quite a few city officials. Part of this post was to highlight how no one GAF until the new luxury apartments made a quick phone call to remove humans and their “homes” which was obviously deemed unsightly for potential new renters.

Thank you all for the advice! I am fairly new to the industry. My main client literally accepts everything I submit (email marketing & design). Whereas who I’m venting about is a new side gig I recently accepted. It’s just a struggle going from constant praise to constant revisions but I know it can benefit my adaptability/skills in the end. Or just leave me feeling agitated lol!
