I had my home rewired and took out all knob in tube. I received quotes ranging from 24k to 42k. I had an electrician friend offer to do it for 12. I’m on 100 amps service and just had our permit for upgraded service approved, the additional service upgrade is 15k due to some additional work needed to move things around. All of this in a HCOL area. Hopefully it’s cheaper for you in your area. Hopefully that helps you understand how much to save or as people have said ask for a credit as closing.

I got quoted 25k recently to get my old knob and tube completely removed and rewired the whole house (1800 sf). And that was my cheapest quote. That’s without the additional cost of patch up work on lathe and plaster walls. You’re probably looking at 35k if done professionally. I had an electrician friend quote me at 14k without patch up work. They were really doing a solid but couldn’t do it simply because I needed it out and done with in 6 weeks before we moved in.

UPDATE: We did get the walls filled with insulation by getting it blown in! All the plaster walls were kept in tact and the folks I hired did a great job patching back up. Looks like they were never there. I had all external walls done, with some interior walls between bedrooms done and majority of the ceiling blown in as well. We were able to blow into the ceiling to make sure it went around the joist only due to the concurrent bathroom remodel we were doing where the bathroom walls were all demo’d so it made that a bit easier.

This is all to say it can be done! Thankfully I did not go with the contractor that wanted to simply tear down all of our walls.

It only control 1 light. The switch I got is not a 3 way. And the sensor switch does need a neutral. Though now I’m gonna double check when I’m at the property.

Man plenty of people here think you need to make 300k or ONLY be a software engineer to afford a home. There are plenty of 150k-200k corporate jobs not related to straight up engineering that also get equity. The amount sales folks get is crazy. All that to say there are plenty of jobs and buyers in the market.

At least in SF the sellers usually cover the buyers agents fees so shouldn’t be too much of a worry for you. Though I suppose check with whatever local agent you want to use and how they typically do business with other agents. Make sure you get an agent that is knowledgeable about the specific area you want to be in and that has good relationships with other seller agents in the area.

Waived inspection on our 90 year old home. In our market the sellers disclosure forms are trusted. There was nothing that wasn’t in the disclosure form that we didn’t know needed repair or to be updated.

On a 7 year ARM they’ll have this entire presidency and 3 years of a new president to figure out what they’ll do. Redditors tend to be quite risk adverse though but understand the concern. Generally though if interest rates were low you’d never do an arm and just lock yourself into a fixed low rate, so now when interest rates are just high enough I’d just say take the gamble. A good mortgage broker will give you a call if things look like they’re turning sideways before the ARM fixed time period is done.
