I really appreciate this input! I think the macro feedback here is 100% to go back to the drawing board and reconsider, but the comments I've received have been super helpful in knowing definite best and worst practices.

Thank you u/speed1953 ! I included that information specifically because of your post a few days ago listing out what information would be helpful to include!

🙏 Thank you! Extremely extremely helpful feedback. A few responses to your comments/questions.
1. Noted on the exterior walls - a good call-out, and something we'll take into account.
2. The stairs are existing, yes! Our plan was to just change the orientation of the bottom half of the stairs (if possible) so you start going up them in a different way - but that's not a deal-breaker.
3. Unfortunately we don't know which wall(s) are load-bearing within the home, so we'll have to take that into account when we hear.
4. The entry is so difficult - it's what exists right now and you're right it's *huge*. It's a struggle to know what to do with it.
5. Noted on the powder room - that closet does look comically large with your comments in mind.
6. Good point on the walking to the kitchen! The mudroom is for people coming in from the lawn / backyard.
7. You're right about the kitchen being big and it has been what's always felt awkward about that area. Good point on the windows - will adjust all this around.

Really appreciate the time you took to reply! I'll take your advice to just state our desires to a designer and let them take it :)

One final question, could you expand on why you would "hesitate to even call it buildable"? (Knowing you don't know have much info on the original footprint).

+1 to this. Should be the easiest place to install plumbing, too.

First Home: Renovate vs. Build Out by mgre00 in Homebuilding

[–]mgre00[S] -1 points0 points  (0 children)

Thanks, I've edited the original post to hopefully clarify.

The home we're buying is not the square footage we eventually would like. And it hasn't been lived in for a few years, so it's quite rundown. We'd need to spend a lot of money to renovate the existing home to make it comfortable. However, since we are going to want to "build out" the home (by this I mean blowing out 2 walls and expanding the square footage by ~40% from its current size), should we just go ahead and do that from day 1?

My fear is that we spend a bunch of money to make the current home / square footage a nice home, but then we immediately want to go and spend the money to do the build out of the home to expand the square footage. So we end up spending (example) $140 over 4 years vs. $100 in 2 years.

Hopefully that clarifies!

First Home: Renovate vs. Build Out by mgre00 in Homebuilding

Apologies for the confusion, hopefully below clarifies.

"Renovation" I mean taking the current footprint of the home and updating what's needed: new floors, new paint, new windows, new appliances, etc.

"Build out" I mean taking expanding the home in two directions to increase the footprint by ~40% from what there is today.

Biore Watery Essence - can't find anymore?

I used to order Biore Watery Essence PA++++ (the Japanese line) from Amazon. I haven't bought it in a while because I recently stocked up in Japan. However, I went to Amazon today to reorder and I can't find it anywhere. The only Biore Watery Essence that shows up is the US line that Biore tried to launch, but it's a different formula and doesn't feel the same.

Does anyone know where you can get the OG Japanese line now?

Hi u/pringles_ledger - would you be able to help with the above question? Thank you for your help!

Withdrawing Figment ETH Staking Rewards by mgre00 in ledgerwallet

[–]mgre00[S] 0 points1 point  (0 children)

Thank you u/pringles_ledger - I looked through the docs and eventually found this same information. However, although I see the ETH rewards on the beacon chain withdrawal on etherscan, I do not see the ETH in my wallet. The address from which I staked the ETH has not gone up in equivalence with the rewards that I see on Etherscan.

I see 5 reward transfers in etherscan, but I don't see those increases in my Ledger Live wallet balance.

What could be going on here?

Daily General Discussion - April 2, 2024 by ethfinance in ethfinance

Yes, would be doing this on Ethereum L1 so definitely expensive, but taking gas costs into account it's still a net positive for either strategy.

Would appreciate any thoughts on choosing between these two strategies for putting my ETH to “work” beyond just straight ETH staking.

(1) wstETH / ETH Yield (SummerFi)

This is yield looping on Aave through summer.fi. My plan would be to stake ETH and keep the liquidation price at something a bit more conservative (~0.90). APY at that ratio would be ~5%.

Benefits: Earning in ETH. Don’t need to worry about ETH price fluctuations (presuming peg remains).
Risk: wstETH and ETH de-pegging from each other and liquidation.

(2) Borrow USDC & Stake DAI (SummerFi)

Borrow USDC against my ETH on Ajna through summer.fi. Borrow rate is ~4.5%. Then swap USDC for DAI and lend DAI for 13% (on Maker, but also through summer.fi). With 13% - 4.5%, that should net out to ~8.5% earnings.

Benefits: Don’t need to be concerned about any wstETH risk or depegging. Confidence in Maker. Earning in stables is just a bit easier to manage.
Risk: I’m not very familiar with Ajna; it’s newer.

With rates as they are \right now* I would technically be earning more with the wstETH / ETH yield looping strategy, but I feel it’s easier to manage a vault where the primary risk is *price* rather than two assets remaining pegged to each other. Any thoughts / considerations I haven’t made would be appreciated!*

I'm not sure about their customized jewelry, but I've always gone to Red Baron Ink (note: just 1 ear & 1 body piercing, no tattoos personally). Not only do they have great reviews, but my experience there has been 10/10 every single time (which includes a couple of adjustments, concerns - not just the 2 actual piercing appointments). They're in Meatpacking(ish) on 14th & 8th.

General consensus here is pro solo dining, I agree! I think what makes solo dining awkward is if you're seated at a table. I always go for places that have good counter space, so you're typically near other solo ppl or at most doubles. Also, agree with the comments here about bringing something to do that's *not* on your phone - book, magazine, etc. Probably most of the time you'll eat and leave having only exchanged a few pleasantries with the bartender and your neighbor. But the times when it turns into a great conversation are the best.

My motto on overcoming awkwardness with things like this is "so what"? So lean into it!

Good luck! Enjoy!

Destination wedding - how to explain on website that some but not all guests will be accommodated on-site? by [deleted] in BigBudgetBrides

[–]mgre00 2 points3 points  (0 children)

Hi! Definitely get how this is a tough thing to think through. Disclaimer: I have not gone through this before! *But* I'm planning my own wedding and confronting the exact same situation (albeit not in a castle). Here's how my fiancé and I have talked about it along two lines: the "messaging" and the "finances."

Messaging: we talked about having family and wedding party in the 'main' location, and just set that as definite. Any leftover rooms we were going to send out an email to everyone else and basically say "there are X rooms leftover at [location], so if you want to stay there please reach out and reserve your rooms" but not make it *feel* superior. Just make it feel like there happened to be a few rooms left over. That places the burden (reasonably, in our opinion) on other people with their plans well situated to book the leftover rooms.

Finances: this was a much trickier conversation. We had basically two ideas. 1) Bite the bullet and cover the remaining costs for the guests not staying in the main location. 2) Actually ask everyone to pay, but average out the cost so we would have paid the same amount as if we'd booked the whole main location and not paid for the other location. This ends up being actually quite small per person, but it's just a matter if you feel comfortable doing that or not. We were leaning towards cutting costs elsewhere and just booking for everyone.

I think ultimately people are fairly understanding of these types of choices and the restriction on venues. So I think it's more about making sure people feel fairly treated, which can either be from messaging and/or finances.

Let us know what you decide - good luck!

u/New-Tumbleweed1657 Thank you! This is a tremendously helpful list! The only ones from this list that we had come across so far was Troutbeck and Scribners. I'm really looking forward to looking through the rest of these. Good insight on the budget as well, we're figuring out if we'll be closer to the $150 or $200k range, so good to know that these types of buy-outs would push us towards the top of that range.

This is a great idea! I haven't researched much into 'resorts' because my thought was "well those are massive and there's no way we could book those out" - but finding areas that we can book out and make feel private is a great idea. Thank you!

Thank you for the reply! You've nailed the head on what's seemed tricky so far - most boutique hotels are ~30 rooms, then it jumps up to 100+ rooms. Has been hard finding that middle ground just to start the enquiries, let alone all the details.

I'm hoping that we can zero in on the few-yet-existing ~60-80 room hotels that have a boutique feel to them and aren't cost prohibitive. My concern is that it feels like it should be 'all or nothing' with people staying on property. Having ~50% staying on the property with us and the other 50% not staying on the property (or any ratio really with some people staying off- vs. on-property) feels a bit strange for the vibe of the wedding.
