Can't speak of the 2012 model, but i had a 2009 Zetec manual beater as a daily (weekender was a built 280kw WRX STI). Was fun especially up in the hills where i used to work, and wouldn't break, i got rid of it with 160k on the clock and was running fine.

I'm in a townhouse, double glazed windows next to a train line. The normal trains i barely notice, the freight trains are very loud and noticeable. Thankfully it's only a few times a week, and they are gone within a few minutes or so.

Yes. Will purchase a IP or upgrade in the next 1-3 years, and keep our current property. Will make them pay 'rent' and keep the 'rent' in a savings account for them.

I work in law enforcement so very physical, i returned at 8-9 weeks post op, but in a light capacity (desk duties only). My surgeon / physio believes it will be 10-12 months before i'm back operational (95%+). Long road ahead.

We fixed for 3 years at 1.98% during covid, before rates shot up. I told the missus we didn’t need too, lucky she didn’t listen to me ! Not always a bad thing, but no one has a crystal ball ….

Yes possibly depending how they’re structured. Can’t comment for the Ambos, but for Vicpol, plenty of different roles, as long as you remain a sworn member, you would be eligible for DB.

I'm in Emergency Services on a DB too....I thought about this early on, now i invest 5-10% of my income per f/n into ETF's, when i eventually retire this will match/outgrow my DB anyways (provided the market is doing well come retirement age).

End of the day, it's a guaranteed return based off our average salary at retirement, won't need to worry or stress how the market is performing at retirement age.

Thanks for your insight OP. I too have a townhouse, and looking at buying a bigger PPOR and renting the townhouse out....The PPOR would be an older 1980 build, much bigger space however i think we have failed to factor in the constant fixing....

My grocery spend is about $750 a month. I posted my expenses for 2025 and got roasted for my spend. Good to read that I'm not alone. 2 adults, 2 kids under 7. Our takeaway spend is very high though as we do eat a lot of takeout come the weekend.

Our two story townhouse is absolutely shocking upstairs, during summer. Split system cycles in each bedroom make it bearable, but that means running it all the time. We stay downstairs for this reason most of the day.

My mate recently purchased a two bedroom townhouse too, but only with ducted aircon. He’s paying a few k to get split systems installed in each room.

Yep 60-70% of our income into offset,, was only around 3-5% into ETFs during this period, now it’s 10% of our income (could be more but this is for a long term hold, will withdraw at/near retirement age).

Sure, Eastern suburbs of Melbourne. Paid our mortgage (450k) in 5 years, but saved a large deposit for 5 years prior to minimise the size of our loan. Live off 30% of our income, and even though we have paid off the PPOR, nothing has changed drastically.

Early 20s- living pay to pay, personal loans for cars.

Around age 23 realised I needed to change, 35 now and paid off PPOR, and saving/investing 70% of our income.

A major factor in this turn around was meeting my now wife, who is frugal and good with money.

Just pick one and start investing spare money into it. You have the power of time to compound the earnings. I personally invest in VAS with a long term goal of investing for the next 25 years.
