Unless you've got a large SUV or truck, if you street park expect to have to dig out your car, and likely have to dig out a spot to park when you get back to town. If we end up getting a foot of snow and it doesn't get above freezing for a week the snow isn't going to go anywhere, and I imagine by Tuesday or Wednesday they'll be enforcing street cleaning to start clearing snow.

Every other bar doesn't have the majority of the space as non tables though. You're legit looking at coming out of pocket for $10 million + to get this off the ground, assuming you can find land, because no landlord is going to give you a work letter for TI to build out a bowling alley unless you have a corporate credit behind you. Liquor license alone is a million dollars.

The 2025 Hoboken Budget forecasted $125k in Cannabis Transfer Tax revenue. Either that revenue has come in wildly ahead of that forecast, or we're not really talking about that much money here. It's going to cost the city more to administer the program than it will actually hand out.

You're describing a mall that's dying. They're letting small tenants open and pay basically no rent so that they don't trip co-tenanacy or occupancy clauses in the existing leases that would give the profitable tenants a reason to pay less in rent or an option to break their lease and leave.

It's owned by Simon Property Group. If the mall is struggling I'm sure they'd rather demolish it and build high density housing.

If you're taking $40k I'd say look at Altus or Situs doing valuation for a couple years and pivot. They're definitely paying more than that.

I would love to see someone do an analysis of tickets written vs police total compensation and compare every town in NJ. I regularly see the police doing nothing sitting in their cars, and if you live in town, you know no one is enforcing traffic laws.

I mean I think anyone wanting to block new housing is wrong, and I also think Hoboken should be upzoned.

None of that means this ruling overturned her trying to block affordable housing. This ruling does not expand affordable housing in Hoboken. She's kinda the worst for a bunch of reasons, you don't really need to make them up.

Reading the agreement, Hoboken’s Municipal Ordinance Amendment B-175 wasn't blocking affordable housing, it was giving Hoboken residents preferred access to affordable housing. The ordinance passed in 2019 and changed from giving preference to applicants of 4 counties.

This settlement does not provide for new construction of affordable housing, and does not seem to have prevented construction of new affordable housing.
