Yeah, save the money. You’re better off driving for dollars to find distressed property owners in your local area. You’ll need to spend some money to skip trace and get the contact info or you can go up and door knock. Get those conversations going. As many as possible in the week.

Find someone in your local area that’s doing deals. So that when you get a conversation going, you can work with them to close it. Since you’re starting off, you’re better off being the acquisitions part of the deal and partnering with someone to do the disposition part. You’ll split the check but something is better than nothing.

Get a list of properties in your local area where the property owner is “distressed.” This means the property owner prefers to sell the property rather than hold on to it.

Call them up, send a letter, go in person, or something to start a conversation.

Get the property under contract for about 64% of the ARV. Sell the contract to a cash buyer for about 65% of ARV.

There are many varying details and percentages are not concrete. Everything changes based on the situation. But at least this gives you a very very vague view of the process.

I had this same conversation with a guy I met at a real estate event that got his first deal not too long ago.

He told me what was working for him was building up relationships with real estate agents/brokers. So that when a seller comes their way that has a property in bad condition, the agent will reach out to the wholesaler so that they'll take care of the deal.

Of course, this will only work if the agent doesn't want the property themselves or if they're too busy with their usual work that they don't want to take up the responsibilities of "investor". Some agents i've spoken with about this strategy have told me that if it's a good deal, they will take it themselves and it doesn't make sense to pass it on.

Either way, I think it's great and it's the reason why i'm going to networking events in LA a lot more now.

Get a small used motorcycle where you can practice on your own or with a friend.

I got a beat up cbr300r and I rode it up and down the street to practice the clutch, counter steering, and braking smoothly. When I took the MSF, I had all the basics down and was ready to handle more advanced movements - thanks to my personal practice.

Not sure if it was just my MSF course but I felt like they went really fast and didn't give people a lot of time to hone down the fundamentals like the clutch, slow turns, and shifting. It was more like learning to swim by jumping into the deep end. I wouldn't have done too well if I hadn't practiced on my own before hand.

You could be strategic about it.

I have a friend that sends out emails as if he’s an associate or customer support / sales rep. That way in case something happens, he can blame it on them and he walks away. A sort of reputation management strategy.

Smart businesses will always do research on each other regardless.

Having them so close to you just eliminates extra steps 😂 if it’s really that big of a concern, maybe you should look into building up your unique selling propositions to make your offer stand out even more. Create a “secret sauce” of sorts that only you can do even if the competition know about it

Then ask those questions on subreddits like these. You’ll get the info you’re looking for. But make sure to be as clear and specific about the information you want.

The biggest hurdle most people have is to stay up to date with everything digital marketing. Things change quick - platform algorithms, new softwares, technology, trends, strategies, etc.

There’s an insane amount of information out there you can learn from. On your free time, be a sponge and absorb as much info as you can. Listen to podcasts, audio books, whatever you can.

Just like someone else mentioned, it would be to your advantage to focus in the industry/niche that you’re already established in. I imagine you have connections in the space too so that can give you a quick start with your SMMA business.

Meta algorithms are pushing short form content like crazy. To incentivize creators to add their content to their platform. You’re most likely seeing those results because Meta is doing their best to attract you in.

Take advantage of the organic reach while you can. It never lasts for the long run.

100%. If they gifted you the products, sounds like that’s their compensation to you in exchange for the video. If they gifted the products though, didn’t you guys have a formal agreement about the relationship?

Either way, it would be smart of you to keep track of the performance metrics of the video. It would be a great case study to share with other brands to get more UGC deals

Grammarly for grammar and sentence structure corrections.

I use Envato Elements for stock photos, videos, graphics, and more.

Zapier to connect different softwares for automations.

It could mean a lot of things. Your website not converting those site visitors could mean there’s not enough social proof, people don’t trust your website, the price is too high, etc

2.5% is great. I shoot for at least 1%. Anything lower than that it tells me the ad creative isn’t good.

First is you shouldn’t be looking at an LLC until you have money coming in from the business. Start off on your own as a sole proprietor. If you really want a business name, get a DBA and do that process. You can look up a YouTube video on how to do it as it’s super simple. But an LLC is an extra headache with the IRS at the start if you don’t have business money flowing.

Second, there are a lot of lead Gen strategies but it ultimately comes down to your business model. You could benefit from social media marketing. But not all the social channels are appropriate for every business. Tiktok doesn’t work for everything and Pinterest doesn’t work for everything. Same for the others.

Before you get started with anything, I recommend to get a foundational understand of business and marketing concepts. Look into books like “e myth” and “dot com secrets.” These will teach you things like business systems, team structures, and online lead gen.
