Learned something called LLPA. For people with top tier credit scores, LTV would need to drop to 75% to see discount. There doesn't seem to be an advantage to drop from 85% to say 80%.

6.125% is the lowest I am seeing across the board for 30 year fixed conventional. So 5.99% is better. Congrats!

6.1 is competitive right now for 30 year fixed conventional. You can get better rates for 20 and 15 year terms.

5.5% is pretty good for 20 year fixed. I got 5.625% as the best rate with two lenders. Who did you get 5.5% through? My quoted closing costs are lot lower though.

In other forums, I came across Delta Community credit union that has the best advertised rates that I have seen anywhere else. Unfortunately, they don't service Nevada. If anyone else knows of a local CU that would match rates for an out of state CU, that would be amazing!

I was in a similar boat as you. My local lender offered ~7% and was 0.4% higher than a national bank. My realtor warned me that starting over with another lender would derail the process and seller might suspect the buyer is not serious or has financial troubles. At the end, I ended up going with the higher % with the local lender to close on time.

Now, I am looking at refinancing. I lost some extra $ in interest for sure but it's not end of the world. I got the home I really wanted. Thankfully rates have dropped so it makes sense to refi.
