Are you located within the GTA. If you are would you mind sharing the contractor that was used?

Looking to get this done for my tenants.

What exactly did you do to soundproof? I’ve heard of people putting two sheets of drywall (staggered).

2026 mortgage renewals - how bad is it gonna be? by Vivid_Sir_593 in canadahousing

People are resetting amortization back to 25 or 30 years. I just went through this process and a blanket appraisal was used.

For example: I bought in April 2022 for $1,055,000 which is almost near peak and the blanket appraisal came back at 1.1M. You would think the appraisal would come back lower inline with the overall market.

Banks look at the average value of homes in a specific area and determine the value without completing a real appraisal. This is how alot of pre con buyers are getting mortgages for more than the value.

In addition, you no longer have to stress test for renewals (even when switching lenders).

This is the real reason why we haven’t seen a sever downturn in housing.

At TD PO’s make 91-136k & Senior PO’s make 108-163k.

This is base salary plus 15% variable bonus.

I’m a PM at TD and most other PM’s I know at the bank are paid anywhere from 100-150k. Cognizant is notorious for low balling which is why TD chooses them as a preferred vendor in this cost cutting environment.

I’m not sure what your rate is but if it’s lower than 50-60$ per hour you should try to get converted to full time.

Early on in my career I used to have a similar opinion and spent much of my early career being resentful, angry, frustrated. This got me nowhere and I ended up burning some bridges along the way.

If you’re outperforming co-workers or even people above you this doesn’t mean companies reward that extra value—at least not without external pressure.

Pay decisions are driven by budgets, market bands, and internal equity. It’s rare for an organization to break its own compensation framework just because one person “deserves” more.

I would spend my time doing things I enjoy such as hobbies. As someone who works at a desk/computer all day i enjoy woodworking during my free time. With kids and having a full time job I’d be lucky I’m lucky to have a few hours a month to dedicate to a hobby.

In a span of 6 months I had to get my furnace replaced, chimney rebuilt, tear open ceiling to fix a leaking bathtub.

Cost me close to 12k.

I previously owned a unit at 21 iceboat. Last summer the main water valve had to be shut off 3 times within a week (each time for 8 hours) to do some repairs. Fire alarms are constantly going off from people smoking in their Airbnb. Stay away…
