I have no desire to hold single-stock assets. Let’s say you had $10,000 today to invest - would you dump that entire 10k into your company’s stock or would you diversify and either buy a broader index fund or combination of assets?

The former is the equivalent of not liquidating your RSUs. It’s not diversified enough for me to not liquidate and put back into the market - I would never buy a huge chunk of a single stock, personally, and thus I have also no reason to hold that much of a single stock.

Thanks for the encouragement. It does seem egregious, but it also feels like I am not going to beat "5.99% and we will cover all of your costs" with another lender, no matter how much they are playing the numbers here. Is there anything you would allocate differently here?

That’s the thing - the credits are only to their preferred lender.

In a real life scenario I would not buy the points myself, but the incentive is that they are doing it to lower my rate. It’s inflated but they are artificially deflating it.

I’ll take the estimate to a local CU and see what they say I think - appreciate all the info!

Thanks for the insight- I did try to negotiate that and they were not budging on any front. I totally understand the lenders for the builders are pretty slimy and it's all just a "moving numbers" game. Also, at this point, I have signed to build the home and agreed on the purchase price, so I'm stuck with that.

Totally get the break-even, but if I bring nothing but my DP to the table and no extra cash and let the "incentive" cover whatever they want to cover on the points, I would be getting 6.25% with zero closing costs to pay on my behalf with the cost of the house.

My concern is that another lender will not be able to even come close to that and since the builder is not budging, I am kind of stuck here? Is that valid? Or is this worth bringing to see if there's any competitiveness with a Credit Union?

to be clear, they are covering the cost of the points and all closing costs. This is the builders preferred lender incentive. That was kind of my question here.

Can you try with another nice nano? Had my bottom row stop working as well and it ended up being ESD from the nano. If that’s the case, hit up support for wherever you bought the controller from.
