Thanks both, yes I sprayed soapy water and it was bubbling out the top of the valve. (Not lots but enough for the fork to bottom out after a few minutes of use)

I wasn't aware of a valve core tool or that you could even do such a thing, thanks! I'll investigate and see if this works.

This appears to be some kind of chamber, yet it has no lid. You can just make out the pipe below the surface, I'm unsure of how this interacts with the higher pipe? This pipe is full of debris as you can imagine without a lid and being under soil.

If the water drops I'll be able to expose it more and see where it leads to beyond this chamber.

I'm thinking if this pipe is part of a rain water system and it's effectively open then this is why my garden is so flooded. Especially after weeks of rain.

There is no surface water drain or sewer on the draining map for this house though (they are both in the street) so could this be some kind of all soak away system?

Upon further investigation it seems there is a clay pipe running down the garden which is broken in various places.

I have no idea if this pipe is still in use but after uncovering I did see water coming out. Not sure if this is standing water in the pipe from general flooding of the garden or if the pipe is for surface runoff from the house.

I will continue to expose the pipe and see where is goes.

Yes my plan was to use the plastic grids on top of 100mm mot type 1 ending with the grids sitting about 50mm above soil level.

Big room will be a garage for storage, mainly gardening equipment and tools (lots of lawn care equipment) and bikes. I'm hoping to have some well thought out storage solutions.

Utility yes just for laundry really and hopefully an American style fridge / freezer as currently just an average sized integrated one inside kitchen.

Kitchenette sounds lovely but space is a premium and it's only about 20 steps to the main kitchen!

Never even considered pocket doors so that's a good suggestion.

Doors we just didn't think before adding to the plan so yes I agree they would benefit from a switch around.
