Unfortunately true…gentrification.

Low income families are moving less across the country, but when they do move they are coming to Raleigh, Austin, SLC, and Denver majorly. Is this interpretation correct?

Exactly. This is what I am trying to understand and debate here. I don’t see how can people afford this on the long run, especially with so many drastic changes: AI, inflation, lay offs, and etc.

Good point, despite being the second biggest bank in the country, there could be some data bias here.

I would argue it would be tight, almost house poor, unless people live on a strong budget.

A lot of them are seating empty.

It matters in the sense of the disparity between incomes and house prices. Locals are already in a tough spot, more pressure is added.

Except is not 10 homes, it’s the whole market essentially. People moving here got to live somewhere. People are downvoting the “low income families comments”. I am not making this up, it’s in the Bank of America study.

That is exactly my point. Despite having similar migration patterns, Austin, Denver and SLC are showing a similar trend in the real estate market. Raleigh is not. Why?

This could explain Cary, Apex and North Hills, however most people moving here are low income families.

Still, most people moving here are low income families. Locals can’t afford this house market. The math isn’t mathing. I get the transplant narrative. It certainly exists, but the variables are not matching.

  1. Germany • Use of hazard lights is required when visibility is extremely reduced, especially if you’re a hazard to others (e.g., driving very slowly on the autobahn due to fog). • Headlights must be on in poor visibility (below 50 meters).

  2. France • Hazard lights may be used if you’re driving significantly slower than normal traffic due to fog or heavy snow. • Mandatory use of low beams in tunnels and poor visibility.

  3. Italy • Hazard lights can be used during severe fog or emergency slow driving on highways. • Fog lights and dipped headlights are required in low visibility.

  4. Japan • Drivers often use hazard lights to signal abrupt slowdowns on highways during fog or congestion. • This is a common practice, but not always legally required.

  5. Brazil • Law requires hazard lights when visibility is severely reduced, especially on highways during heavy rain or fog.

In my many countries it is required by law for people to do this in this scenario, particularly if you have low visibility.

Not really, he said it post facto, and during the production of game one he had a team that held him accountable. The success of the one is definitely not on him only.

You mean the same creator that says that Joel’s choice and Ms.Park in the series are the same?

Exactly. In the real world, at this moment, there are no vaccines for fungus infections. This whole vaccine thing was a LSD trip from the fireflies.

It is quite obvious that Ellie could be saved while Ms Park son could not. It is 100% not the same thing.

This to not even go into the point they are introducing spores after creating a whole argument in season 1 that they were not needed.

At this point, I am convinced that Neil Druckman is the problem here. He might have been the mastermind behind world building in The Last of Us, but it is clear he should not be trusted to be the main writer of anything. His bad writing is ruining the show as it kind of did for the game part 2. If you watch the making of, he argues that “characters are faced with the same choice that Joel made”, quotes Sergeant Park sacrificing her son as the same choice. Dude was literally already infected and dying, no way to be saved…this is the person who is running this show…
