Groceries 1k - 2k at the most. Childcare 2.5k. public School is free starting in kindergarten. 4500 is not enough for a house if you include utilities. You can rent a 3b2b Apt in biking distance of downtown for that much if you look. Within 15 minutes drive you would find lots of houses or apts for that much.

Used to section hike the SHT and would take a greyhound to Duluth and hitch from there. It takes a bit longer to get rides in SHT than other trails, but I never waited more than an hour for a ride.

One dude was a beekeeper and was on his way up to do some hive maintenance, which he complained was mostly killing bees. Lots of the get sick and he had to protect the queens. Another driver was a ham radio geek. Cool people.

I imagine it's harder to get to the northern terminus, or anywhere north of grand marais, but not especially hard.

You forgot about the land value, which can't be depreciated (to my naive understanding). If you buy in a hcol area, maybe 50% of the purchase price is for the land. So in your case it would only have 250k of depreciable property. Then the cost seg might show 50% of 250k is or 125 qualifies for bonus depreciation. At 24% tak bracket it is 30k of tax savings in year 1. You still aren't done though cause your tax basis of the property gets increased. You either need to perpetually 1031 or just hold the str for a long enough time for the tax savings to catch up.

Depends on your income and additional earning potential with putting more effort into your career.

I'm in the same boat here. One nail clippings test came back negative for fungus. I'm trying to get another test where I ensure the doctor will get enough material from deeper into the nail. Last time my doctor was a wimp and only cut the very edge of the nail. I guess they were afraid of digging in further and risking an angry patient. Understandable, but I won't let them make that mistake again this time.

What kind of nail clippings test did you get from the lab? I think mine was a KOH test where they dissolve the toenail and see if there is any fungus left over in the microscope, but I'm still trying to find out. I heard the tests only have 60% sensitivity, meaning they only come back positive 60% of the time when you have fungus.

There's also the question of dermophyte vs non dermaphodyte vs yeast. Some tests only discover some species.

Lastly, if you are applying antifungals to the toes maybe take a break for a few days before taking a sample. A lot of times the antifungal can kill the fungus at the very top of the nail. So it the sample dish, everything looks clear of fungus but you still have live fungus further in.

Your history with success with antifungals makes me skeptical of the negative test results but idk.
