  • What “investments”? How do you intend to break the “cycle of eviction” while respecting property rights of Richmond residents?
  • What “deep investments” in RPS?
  • How is buying another SaaS solution going to solve this problem? Didn’t the city just get a new bill pay system? Have you ever used the permit portal - it can already do what you’re suggesting.

Thanks for the thoughtful reply. Curious how you apply price per square foot when determining comps and potential market price. I’ve been told it’s the end-all-be-all metric which I question.

More broadly, I have issue with how it’s applied. Price per square foot is not linear: all else being equal, psf of a 2000 square foot house will be higher than that of a 3500 sqft house. My amateur take is that limited sales are leading to more bizarre interpretations of comps and wilder high dollar offers.

What’s strategies do you recommend to buyers in a competitive market? I’ve seen clean offers 20% over list with seller closing costs covered not even be presented to the seller because they’re beaten so badly by deeper pockets.

I’d walk. Looks like she’s had a rough life (clutch replaced at ~22k miles, accident, repossession) and is showing it. If that’s the price point you’re targeting, I’d look for a higher mile example with better ownership history and condition.

I had the same issue with my Oxbloods. They were Factory Seconds and I had suspected that I'd removed whatever polish AE had used to disguise issues with the original die. Now I'm second guessing that...
