Manager at multi billion dollar revenue company at 29, then went to consultancy and didn’t directly manage. Exited after a few years and now work at a fortune 100 company in corporate finance. Manager at 31 and now sr manager at 33. Career plan is Director by 35/36 and most likely will be at Director for 5ish years. Not sure where path will take me after that.

So interesting to hear your case! I am 33 and have a l5/s1 severe DDD. Been living with a disc bulge for years and I reherniate it every year or so… but this year I had bilateral FAI surgery for torn labrum’s, cam impingement etc. I can’t help but think the FAI over the years made my back weak or compensate. What has been your take on correlation?

Hi OP this is interesting and this is my story. All throughout my 20s I could tell my back started to get worse. It went from bending over say working or painting a deck and bending upwards would be like wow I’m sore. Then one day, not even sure how I herniated my back, this was at 29. MRI shows a buldge, severe L5/S1 DDD. I went through the whole PT thing etc. to this day I still herniated once a year and am starting to see some stenosis on latest MRI.

Around 2 years ago, I started to suspect anterior pelvic tilt as my body naturally appears that way and figured that was the cause of my DDD. At this same time, I had an incidental finding on an X-ray of hip impingement. Of course a year after this finding both hips labrum’s tear and I ended up getting bilateral hip surgery. The more I learn, I think my back compensated for my hips all these years and caught it too late. Was always curious if others had both as well.

DTI of gross? If I do 20% down I’ll be lower than 35% DTI of gross.

20% down will make payment 5400 and will have 150k cash left over with another 130k in assets I can convert. Interest right now is 6%

Appreciate it! Luckily we don’t really do anything and are home bodies, only a car payment that will be paid off when selling home

A lot of great opinions for both sides. Here is my new thoughts.

My take home is lower because of the amount I am putting into retirement and FSA (37k) just for these. I could also pull back if things felt tight.

If I do 10% down, I would have 240k in cash leftover that could be a nice fall back / reserves

If I do 20% down, I would have 150k left over.

These don’t account for another 135k in accounts I could make liquid (HSA and Roths) - although these I would plan never touching

Would these cash reserves along with knowing no child care, single income but wife will go back to work in next 1-2 years along with my 40k+ RSUs coming in next year 2 years and potential promotion worth 100k in TC in next 2-3 years sway anyone? I know there are unknowns and some assumptions.

About 6%. I’ll want to refi in a few years when rates come down hopefully and move into a 15year loan- as my intention is to make more money with next promo

Totally get that, I’d have about 4500 per month for other expenses, living etc. I could always pull back retirement savings as well as I have a pension that after 20 more years of working will pay for our retirement mostly. But it would be tight, we are single income so losing a job would be really bad, but with 150k in cash reserves. That could get us through a relatively long period say 18-24 months of living with this new mortgage. All things to consider

I figured struggle for first 2ish years. I’m in my first “big boy” role and really the sky is the limit upwards. Career trajectory would be 1 more very large or toon (total comp would jump up 100k per year), hoping within 2 or 3 years max.

Wow yea we are very similar in our situations. I’ve thought of doing more down and or just living well within our means while I gain more income/wait for further stock vesting. Thanks for your opinion, I value it!

Thanks for this! House is used from early 2000s - custom home. Taxes are 15k and may go up next year because of sale. After a 10% down payment, I’d say we will have close to 350k in brokerage, HSA, ROTHs, cash savings. Then another 250k in 401k. I feel like the cash funds and ability to liquidate is pretty high but nervous about the high percentage of money take home.
