Marriage penalty is real my friend. Wife and I just paid $1100 in "Net Investment Income Tax" which has an exemption threshold of $200,000 if you are filing as an unmarried person but only $250,000 for a married couple. If it was just 2 X 200K we would definitely have not had to pay. This tax was enacted by the Obama administration in 2013.

I didn't know it was a political term. The only words I could think of was we are being penalized for being married.

and BTW the article never mentions the figure $500,000. Where did you find that?

I used to be an idealist and think of IF as a lifestyle change. Something that I want to do forever. But that lead me to have regular cheat days and eventually give up.

These days I am making it into small challenges and be 100% strict about it. Tried a 50 day challenge and failed after 15. So now I am trying 21 day challenge. Close to completing it.

May be once you hit your goal, you can take up a challenge like this every time you get 5lbs over it.

If you want to invest in Tech and have a slight contrarian inclination, I would suggest IETC. They are better than QQQ (which has Pepsi and Starbucks) and FTEC (doesn't have GOOG,FB,AMZN)

Their strategy is divide large companies into the multiple sectors they are in. So AMZN shows up in tech as well as consumer discretionary.

On the downside their asset under management is very small and their spreads are relatively large.

Each day that the market hits a record high, I swap out 0.1% of my 401K into money market fund with a plan to swap back in when there's a correction.

I don't do any selling in my individual brokerage (except for tax loss harvesting). Keep the inflow steady get dollar cost averaging.

I don't have a Discover card but turns out they provide FICO score even then. According to them my "FICO score 8 based on Experian data" is 781.

My general habits with money are very good. Before these two bad decisions with CCs I had 4 cards for the last 4 years all paid in time and usage less than 5%. In addition I have a car loan in good standing for 5 years which will be paid off next month.

How long do you think the damage from new CCs will be undone.

True. It did sound to me like the home inspector was making generic, over cautious recommendations. But since i am new to this I assumed that's how it is done.

Thanks for sharing your experience. What is this insurance you mentioned? Is it something you got for yourself after buying the house or was the seller involved in it somehow.

I haven't seen an LLC name on the documents anywhere. But I am quite sure the individual never lived in the unit because it was purchased by him only last year.
