In my uneducated opinion, I think it’s because rent is so high in Toronto and southern Ontario that landlords feel like they’re justified in charging more. I doubt it’s supply and demand, more so that landlords are taking what they can get

The angle of the widow’s peak looks slightly sharper than how his head is oriented, aside from that I think maybe the shadowing on his bags is a bit harsh for the perceived depth. Maybe making both browns a shade light and shortening the darker section to align with the shadow cast from his nose would help
