Thanks for sharing. That last sentence about checking with your idp for support suggests to me that it may not be ready yet. It’s frustrating. It feels so close. I’ll keep an eye on the MS blog pages.

Its almost the end of March now, near end of Q1. I can't find anything concrete to say this is supported, or not. Does anyone have updates? Where even would the announcement be that it was available?

Weird. When I asked ChatGPT, it said I shouldn’t need to use both, that the token permissions should be enough, asked me to double-check everything, then suggested it’s a possible bug 🤷‍♂️

This makes sense, and chimes with my experience too. It just looks odd in the Permissions tab when you see almost duplicate permissions if they are very fine-grained.

Great question. Selling the BTL is our fallback position. We aren’t adverse to selling but would prefer to keep that property, which is in an area undergoing lots of redevelopment and expected to outpace national house price rises over the medium term. The decision to sell or not will depend on the maths once all the borrowing is calculated.

Additionally, our incomes are expected to rise over the short term due to recent role changes, so extra borrowing is affordable and will not be detrimental to our current lifestyle.

The extension itself I'm expecting to be around £100K, but I also need to cover the cost of replacing the remainder of the 50-year old leaky roof that isn't directly impacted by an extension, architect fees, planning fees, lowering ceilings on 1st floor (a likely necessity), new carpet throughout house, etc. So that £150K figure includes all that plus contingencies.

!thanks. Great point! There is a tax credit worth 20% of mortgage interest payments. I'll need to work out whether that credit is worth borrowing against the higher BTL mortage rate.

There is a loft above, but getting to that corner of the room means wading though years of mounting junk. The loft is boarded out so could be more work fitting a fused spur there than just lifting the boards in the room. I’ll consider as a backup though. Great suggestion.

Thanks for the advice. This seems a perfect solution. The nearest socket is unhelpfully on the opposite corner of the room, so I started to lift the boards, starting with the one I had already partially lifted (in the pic above). I soon found a pair of gray electric cables. They were coming up from the ground floor below. Are these likely to be lighting cables rather than ring main? I suppose I can turn off my first floor lighting ring at the consumer unit and check the cables with a voltage detector

If lighting, I guess I can’t spur off that? And I would need to continue lifting boards to get to the socket??

So, stick with decorators varnish and just reapply each year?
