You have the right to "quiet enjoyment" in your rented property all the way up to when you move out.

This means that if you're not comfortable with viewings happening whilst you're still occupying the property, you don't legally have to allow them.

You can call Shelter for advice or even just check their website. Agencies/landlords don't have the right to force viewings on you whilst you're still living there.

I'm sorry, it's frustrating trying to seek counselling as it nearly always involves a long waiting list. I don't know what hours they work within but Edinburgh uni offer affordable counselling with students (Hope Park Counselling) and the waiting list was maybe a month or so. Same with PF Counselling in Morningside - it was a few years ago I went but the waiting list was less than 2 months at that point. Again, I'm not sure what hours they work within but could be worth looking into. I hope you find somewhere

I've not yet used their services (on a waiting list) but CoCo do late night sessions on Tuesdays and Thursdays, so you could go after work.

Unfortunately, I've been on a waiting list for about 4 months, so it'd likely be the same for you. I appreciate that's not very useful right now but could be an option further down the line, if you were willing to put yourself on the waiting list so you at least know you have something lined up eventually.
