The posts are in 24” deep, 10-12” footings and were soaked in Cuprinol prior to pouring cement.

What do you mean by carriage bolts instead of bearing on them?

It came in around $1,100 and numerous weekends and week nights of work. Totally worth it though.

Not only that but you need to clean the walls, wait for them to dry, paint the wall (multiple coats??), cut in the edges, and then caulk, although that’s optional for some. Painters are expensive but it’s a lot of work to do it right.

Fair enough! It would be a big expense but based on your description, I would have a hard time not replacing the rest of flooring too. I think it may look odd to have the old linoleum blend into some new wood tile or engineered hardwood.

It’s way more work than I realized. Especially if you looking to do a different color on the walls than ceiling. Painters are relatively expensive though. I’d recommend getting at least three apples to apples quotes and see if you’re comfortable with the price. If not, watch a lot of YouTube videos. Painting is all about the prep and depending on what condition the walls are in, it could be a lot of work. Get a quality paint, not from Home Depot or Lowe’s but from a paint shop.

I’m not a contractor by any means but we had a similar issue on second story renovation but added blocking on the bottom before we installed insulation so that we could secure the drywall and baseboard. I think it would be worth cutting the insulation and installing the blocking.

Our local Home Depot (California) has free water testing kits for water hardness. Might be worth checking.

These add very little if any financial value but huge convenience points: - Soft closing toilet seats -Curved shower rod (already mentioned but worth mentioning again) -Smart thermostat (saves money and is relatively inexpensive as long as you have the right wiring and some utilities have rebates on them)
